Job summary

Bidwells is hiring a Land Agent or Rural Surveyor to join the Grid & Infrastructure team in Inverness. You will advise landowners on access rights, compensation, and rights for substations, cables, and overhead lines across Scotland.

The role requires strong negotiation and stakeholder management skills, with experience in rural property, land agency or estate management. MRICS/CAAV is desirable, a UK driving licence is essential, and the team supports flexible working where possible.

Qualifications

• Negotiation and stakeholder management experience in rural property or land agency.
• Understanding of land acquisition, wayleaves, and infrastructure consents is advantageous.
• Excellent negotiation, communication and stakeholder management skills.
• Able to build trusted relationships with clients and professional contacts.
• Strong organisational and project management capabilities.

Responsibilities

• Visiting clients and advising on access rights and compensation for infrastructure on land.
• Negotiating land rights for electricity lines, cables, substations and leases.
• Representing landowners in discussions with developers and utility providers.
• Preparing consent documents with clients and relevant authorities.
• Developing client relationships and seeking new opportunities for work.
