Beach Baker Property Recruitment is partnering with a respected independent property consultancy to recruit a Rural Development Surveyor in Salisbury, Wiltshire. The role combines estate management with development advisory for private landowners and rural estates.

You will identify and appraise strategic land and development opportunities, advise on planning, negotiate agreements, and help drive growth across residential, commercial and renewable energy projects with a collaborative regional

Qualifications

• MRICS qualification with rural practice experience.
• Strong knowledge of rural property and agricultural issues.
• Understanding of planning policy and rural development opportunities.
• Excellent communication and report-writing skills.
• Full UK driving licence.

Responsibilities

• Providing estate management and rural professional advice to landowners, estates and farming clients.
• Managing landlord and tenant matters including rent reviews, lease renewals and tenancy negotiations.
• Advising on rural planning, diversification and development opportunities.
• Identifying and appraising strategic land, residential, commercial and renewable energy projects.
• Undertaking development appraisals and feasibility assessments.
• Negotiating option agreements, promotion agreements and overage arrangements.
• Supporting the sale and letting of rural property.
• Advising on grants, rural funding opportunities and compliance matters.
• Managing utility, infrastructure and compensation projects.
• Building long-term client relationships and contributing to business development activities across the region.

Are you a chartered rural surveyor looking for a role that combines traditional estate management with land and property development?

Beach Baker is delighted to be working with a highly regarded independent property consultancy in the South West that is seeking a Rural Development Surveyor to join its established Salisbury team.

This is an excellent opportunity to work with a broad portfolio of private landowners, farming businesses and rural estates, while also helping clients unlock development potential across residential, commercial, renewable energy and strategic land projects.

The Opportunity

Joining a well-respected rural team, you will advise clients on a wide range of rural property matters while taking an active role in identifying, promoting and delivering development opportunities.

The role offers genuine variety, combining estate management, professional work, planning and diversification advice, alongside strategic land and development projects.

Key responsibilities will include:

About You

You will ideally be MRICS qualified with experience in rural practice, estate management, strategic land or development consultancy.

Applicants are likely to have:

• Strong knowledge of rural property and agricultural issues.
• An understanding of planning policy and rural development opportunities.
• Excellent communication and report-writing skills.
• Commercial awareness and strong negotiation ability.
• The ability to manage a varied workload and build trusted client relationships.
• A full UK driving licence.

Experience in development appraisals, viability work or strategic land promotion would be advantageous but is not essential.
