Nucleus Precision Consultants Ltd is seeking an experienced Residential Property Solicitor to join our forward-thinking Property team. You will manage a varied caseload of residential property matters while enjoying genuine flexibility through hybrid working.

The successful candidate will handle transactions from instruction through to post-completion, delivering exceptional client service and contributing to the growth of the department.

Qualifications

• Qualified Solicitor, Licensed Conveyancer or Legal Executive with residential property experience.
• Ability to manage a busy caseload independently.
• Strong knowledge of freehold and leasehold conveyancing.
• Excellent drafting, negotiation and communication skills.
• Commercially aware with a proactive approach to client relationships.

Responsibilities

• Manage a varied caseload of residential property matters from instruction through to completion.
• Handle freehold and leasehold sales and purchases.
• Conduct and review property searches, title investigations and raise/respond to enquiries.
• Draft and negotiate contracts and supporting documentation.
• Deal with leasehold transactions, including the grant of leases.
• Advise clients on landlord and tenant matters.
• Handle lease renewals and deeds of surrender.
• Manage refinancing and re-mortgage transactions.
• Assist with business acquisitions and sales where linked to property matters.
• Draft and negotiate utilities agreements where required.
• Liaise with clients, estate agents, lenders, developers and third parties to ensure matters progress efficiently.
• Deliver outstanding levels of client care throughout every transaction.
• Take an active role in business development, networking and maintaining referrer relationships.
• Ensure compliance with AML, regulatory and firm procedures.
