Job summary

Niyaa People is seeking an experienced Repairs Surveyor to support a Yorkshire housing provider. You will inspect homes, diagnose defects, specify remedial works and oversee external contractors to ensure high-quality, value-for-money repairs.

The role is a fixed-term contract until the end of the year, based in Yorkshire with a 9am–5pm, Monday–Friday pattern and 35 hours per week. Immediate start is available; driving is required.

Qualifications

• Previous experience as Repairs/ Maintenance Surveyor in social housing.
• Experience inspecting residents' homes and diagnosing remedial works.
• Strong commercial awareness to scrutinise contractor costs and proposals.
• Full UK driving licence and willingness to travel across Yorkshire.
• Availability to start immediately.

Job description

We are recruiting a Repairs Surveyor for an established housing provider based in Yorkshire, supporting their busy repairs and maintenance team!

As a Repairs Surveyor, you will be responsible for managing responsive repairs, including damp and mould cases, across a portfolio of residential properties. You will carry out property inspections, diagnose defects, specify appropriate remedial works, and oversee delivery through external contractors.

This is an excellent opportunity for an experienced Repairs Surveyor to join a well-established housing provider on an immediate-start, fixed-term contract running until the end of the year. The role will provide additional support to the existing team while a team member is assigned to a major systems implementation project.

As a Repairs Surveyor, you will manage a range of responsive repairs, damp and mould cases, and wider property maintenance issues.

You will be responsible for inspecting residents' homes, identifying and diagnosing defects, determining the appropriate remedial works, and overseeing contractors through to satisfactory completion.

A key part of the role will be reviewing contractor proposals, specifications and costs. You will be expected to use your technical and commercial knowledge to challenge unnecessary works or excessive expenditure and ensure the housing provider receives value for money.

You will also act as a customer-facing representative of the organisation, so a professional, considerate and empathetic approach when visiting residents' homes is essential.

Key responsibilities include:

• Completing property inspections relating to responsive repairs, damp and mould, and wider maintenance issues
• Diagnosing building defects and determining appropriate remedial works
• Preparing and reviewing scopes of work, specifications and contractor proposals
• Scrutinising contractor costs and challenging unnecessary or excessive expenditure
• Ensuring repair works provide value for money and are appropriate to the identified defect
• Managing relationships with external contractors and monitoring works through to completion
• Maintaining oversight of repair progress and ensuring works are completed promptly
• Inspecting completed works to ensure they meet the required standard
• Ensuring repairs comply with relevant housing legislation, Health & Safety requirements and housing standards
• Applying knowledge of the Housing Health and Safety Rating System (HHSRS) when assessing properties
• Keeping up to date with requirements relating to damp and mould and wider housing standards
• Communicating effectively with residents throughout the repair process
• Providing a professional and considerate service when carrying out home visits
• Representing the housing provider positively when working in customers' homes
• Maintaining accurate records of inspections, works and repair outcomes
• Travelling across the relevant Yorkshire area to inspect customers' homes and monitor works

The successful Repairs Surveyor will have:

• Previous experience working as a Repairs Surveyor, Maintenance Surveyor, Property Surveyor or in a similar surveying role
• Experience within social housing, responsive repairs or property maintenance
• Strong knowledge of damp and mould, building defects and repair diagnosis
• Experience carrying out property inspections and identifying appropriate remedial works
• Experience managing and monitoring external contractors
• Strong commercial awareness and the ability to scrutinise contractor specifications, scopes and costs
• Confidence challenging unnecessary works or excessive costs where appropriate
• Knowledge of relevant housing legislation, Health & Safety requirements and property standards
• Good knowledge of HHSRS and current requirements relating to damp and mould
• Relevant surveying or construction qualification such as HNC or HND is desirable, although equivalent practical experience will be considered
• Strong organisational skills and the ability to manage multiple repairs and priorities
• Excellent communication and customer service skills
• A professional, empathetic and considerate approach when dealing with residents
• Ability to work independently and make sound technical decisions
• Full UK driving licence and the ability to travel to customers' homes across Yorkshire
• Availability to start immediately
