CBRE Investment Management is seeking a highly analytical Investment Analyst to join its European (Inclusive of UK) Direct Real Estate Transactions team. Based in London or Amsterdam, this is a broad, cross border, cross-sector role spanning industrial, residential, office, retail and alternatives.

The successful candidate will demonstrate intellectual curiosity, strong underwriting skills and a desire to get under the skin of every Transaction.

• Lead financial underwriting of new acquisition opportunities across all commercial property sectors.
• Build, own and refine asset-level financial models in Excel with stress testing.
• Analyse occupier, market and lease covenants including re-letting risk and capex.
• Structure deals with equity, debt, tax and fund structuring considerations.
• Prepare investment appraisals and IC papers with clear investment thesis and risks.
• Develop AI-assisted processes for market research, analysis and IC reporting.
• Maintain sophisticated Excel models including IRR, waterfalls and scenario analysis.
• Present recommendations to senior stakeholders with clarity.

Responsabilidades

• Lead the financial underwriting of new acquisition opportunities across all commercial property sectors, including industrial, residential, office, retail and alternatives.
• Build, own and continuously refine asset-level financial models in Excel, stress-testing assumptions across a range of business plans and hold periods.
• Conduct thorough occupier, market and lease covenant analysis, including assessment of re-letting risk, void assumptions, ERV progression and capex requirements.
• Structure deals appropriately, factoring in equity, debt, tax and fund structuring considerations to optimise investor returns.
• Prepare and present investment appraisals and business plan summaries to senior team members, with clear articulation of the investment thesis and key risks.
• Assist in the preparation and drafting of Investment Committee reports, including return analysis and sensitivity outputs.
• Undertake buy/hold/sell analysis on existing portfolio assets, including consideration of capital markets conditions and portfolio strategy.
• Take ownership of introducing and embedding AI tools into the team’s daily workflows, identifying opportunities to improve speed and depth of analysis.
• Build and maintain sophisticated Excel models for asset-level and portfolio-level analysis (IRR, equity waterfalls, scenarios).
• Produce clear written outputs, including IC papers and executive summaries for senior stakeholders.
