Tarmac is recruiting a Graduate Real Estate Surveyor for its Land and Natural Resources team, joining a two-year programme starting 2027. Based from Stancombe Office near Bristol, you’ll rotate across Asset Management, Strategic Planning and Land Development, aiming for APC accreditation.

You’ll gain hands-on estate management experience, work with internal teams and external stakeholders, and develop professional networks to launch your surveying career.

Qualifications

• Degree in a RICS APC accredited program required.

Responsibilities

• Assist Head of Estates and Disposals with land and mineral acquisition and development.

Our Tarmac Land and Natural Resources team are recruiting a Graduate Real Estate Surveyor to join our 2027 Cohort starting in September 2027. The Graduate Programme includes the opportunity to join our Land & Natural Resources Team based out of our Stancombe Office near Bristol.

What you’ll be doing

It is important for us to ensure the land we own, a national land portfolio totalling over 100,000 acres is managed responsibly, sustainably restored and maintained or redeveloped for the benefit of our business, local people, biodiversity and the communities in which we operate in. Working as a graduate in our Land and Natural Resources team will see you playing a key role in the future sustainability of our business.

As a Graduate Real Estate Surveyor, you’ll support the Estates and Land Development team in managing and developing Tarmac’s diverse property portfolio. Your role will involve:

• Assisting the Head of Estates and Estates, Disposals and Development Managers with land and mineral acquisition, strategic estate management and development and disposal of surplus sites.


• Reviewing the land development portfolio and working closely with Development and Disposals Managers to identify opportunities to enhance the portfolio’s value and assisting with the disposal of assets.


• Working with Development Managers to realise these opportunities by promoting sites and securing value adding planning permissions.


• Liaising with a range of internal stakeholders to support the achievement of land disposal targets, ensuring alignment with strategic objectives.


• Supporting initiatives to enhance rental income and unlock development opportunities.


• Working within planning consents for mineral extraction and associated operations.


• Ensuring compliance with planning permissions, lease agreements, and tenure arrangements.


• Preparing or coordinating and reviewing planning applications, including interpreting specialist consultant reports.


• Building a strong understanding of property ownership, landlord-tenant dynamics, and planning policy frameworks.


• Engaging with key external stakeholders such as local communities, statutory bodies, landlords, and planning authorities.


• Managing relationships with landlords and tenants to maintain positive and productive partnerships.


• Supporting the development and use of Tarmac’s Electronic Property Information System.


• Participating in the Graduate Core Skills Development Programme to broaden your business knowledge and professional network.

Your Development

As part of the graduate rotation programme, you’ll gain hands‑on experience across key areas of Land & Natural Resources (L&NR), including Asset Management, Strategic Planning, and Land Development. This structured rotation is designed to give you a well-rounded and practical foundation, helping you build the skills, insight, and confidence needed to launch a successful career in surveying. You’ll also receive dedicated support as you work towards your RICS APC accreditation, guided by our Tarmac-led APC Forum. During the two year graduate role, you will have the opportunity to rotate around the different charters within L&NR to ensure you build a broad experience across the disciplines. This will include a placement in Asset Management, Strategic Planning and Land Development Teams. As part of your graduate journey, you’ll take part in our Core Skills Graduate Development Programme – a structured series of modules delivered over two years. This programme is designed to build your business acumen, enhance your soft skills, and create valuable networking opportunities to support your transition into your destination role.
