Job summary

Home Bargains is seeking an experienced Building Maintenance Manager to lead the Facilities Team at our Omega Distribution Centre. You will oversee planned and reactive maintenance, contractor management, and compliance, driving performance and asset reliability in a fast-paced environment.

You will spend time on the floor coaching your team, balancing safety, costs, and long-term asset strategy while ensuring high standards across all building assets.

Qualifications

  • Proven experience leading building maintenance teams in complex operations.
  • Strong knowledge of PUWER, SSOW, COSHH and contractor management.
  • Experience using CMMS systems (ARMS or equivalent).
  • Ability to manage budgets and maintenance performance.
  • Strong leadership, communication, stakeholder management.
  • Priority workload in fast-paced environment.
  • NVQ Level 3 / HNC/HND in Electrical/Mechanical or Building Maintenance.
  • IOSH Managing Safety desirable.

Responsibilities

  • Lead, develop, and coach the Building Maintenance team.
  • Oversee planned and reactive maintenance, asset management.
  • Ensure safety compliance to PUWER, SSOW, COSHH.
  • Plan and allocate resources to minimise downtime.
  • Control maintenance spend within budgets.

Job description

Due to the continued growth and success of the business, we have an excellent opportunity for an experienced Building Maintenance Manager to join our Facilities Team at ourstate-of-the-art Distribution Centre at Omega Business Park.

In this key leadership role, you willbe responsible forleading and developing the Building Maintenance function, ensuring all building infrastructure, plant, and services aremaintainedsafely, compliantly, and to the highest operational standards. Reporting to the Automation & Facilities Manager, you will oversee the delivery of both planned and reactive maintenance activities, contractor management, and statutory compliance across site.

You’ll take a hands‑on approach to leadership, spending time on the floor coaching your team, driving performance, and maintaining high standards across all building assets. This role is ideal for someone who thrives in a fast‑paced environment and can balance operational priorities, safety, cost control, and long‑term asset reliability, while fostering a culture of accountability and continuous improvement.

Salary & Hours
  • £56,761 per annum
  • 40 hours per week worked over 5 days from 7.

Job Overview
Leadership & Team Management:

Lead, motivate, and develop the Building Maintenance team, managing performance, training, and engagement to deliver high standards.

Maintenance Delivery & Asset Management:

Oversee all planned preventative and reactive maintenance through ARMS, ensuring building infrastructure and services operate efficiently and reliably.

Health, Safety & Compliance:

Ensure all maintenance activities meet statutory requirements (PUWER, SSOW, COSHH), promoting a strong safety culture across the team.

Manage third‑party contractors, ensuring compliance with RAMS, SLAs, and safety standards while holding suppliers accountable for performance.

Operational Planning & Resource Management:

Allocate resources effectively, prioritising maintenance tasks to minimise operational disruption and downtime.

Cost & Budget Control:

Manage maintenance spend, including labour, spares, and contractor costs, ensuring alignment with agreed budgets.

Identify recurring issues, implement root cause solutions, and drive improvements in asset reliability and maintenance standards.

Systems & Data Management:

Maintain accurate records within ARMS, ensuring maintenance history, compliance documentation, and asset data are up to date.

  • Proven experience leading building maintenance or facilities teams in a complex operational environment.
  • Strong knowledge of facilities maintenance, statutory compliance (PUWER, SSOW, COSHH), and contractor management.
  • Experience using CMMS systems (e.g. ARMS or equivalent).
  • Demonstrated ability to manage contractors, budgets, and maintenance performance.
  • Strong leadership, communication, and stakeholder management skills.
  • Ability to prioritise workload and make effective decisions in a fast‑paced environment.
  • Relevant qualification in Electrical, Mechanical, or Building Maintenance (NVQ Level 3, HNC/HND or equivalent).
  • IOSH Managing Safety (or equivalent) desirable.
