urbanbubble is seeking a General Manager to lead operational and financial management of a residential development in Glasgow. You will oversee lettings processes, ensure safety compliance, and deliver excellent resident experiences while growing a high-performing team.

Responsibilities include budgeting, reporting, and driving continuous improvement across operations, with a focus on engagement, service quality, and strong leadership in a fast-paced environment.

Qualifications

• Experience in managing property lettings or residential/hospitality settings.
• Strong leadership and people-management track record in fast-paced environments.
• Proven ability to manage budgets and drive efficiencies.
• Knowledge of Health & Safety regulations and compliance requirements.
• Excellent communication and stakeholder management skills.

Here’s what you’ll be doing:

Operational & Budgetary Management:

• Lead all aspects of operational and financial management of the development
• Ensure the smooth day-to-day running of the building and resident services
• Create and manage budgets to ensure efficiency and value
• Inspire and motivate a high-performing team with clear goals and continuous improvement.
• Recruit, develop, and retain talent through effective coaching, one-to-ones, and reviews.
• Foster a positive, performance-driven culture with excellent staff engagement.
• Deliver an exceptional resident experience through high-quality customer service.
• Implement a resident engagement strategy including events, communications, and feedback.
• Maintain outstanding levels of resident satisfaction.

Health & Safety Compliance:

• Ensure all Health and Safety policies and procedures are followed.
• Provide a safe environment for residents and staff.
• Report on compliance and maintain standards across the building.

Performance and Reporting:

• Contribute to weekly, monthly, and quarterly client reports
• Deliver lettings and occupancy KPIs in line with service level agreements
• Monitor operational performance and ensure continuous improvement

What we’re looking for:

• Comparable property management experience (residential or hospitality)
• Proven experience managing the Lettings process in a Residential setting
• Strong understanding of building management and Health & Safety
• Proven ability to manage budgets effectively
• Excellent people management skills with experience leading large teams
• A track record of developing high-performing teams in a fast-paced environment
• High levels of energy, drive, and enthusiasm
• Strong communication, influencing, and relationship skills
• Ability to work proactively and use initiative in a competitive market
• Health & Safety qualification
• IRPM foundation level qualification (or willingness to work towards)
