Job summary

urbanbubble is seeking a Maintenance Operative to support day-to-day presentation and upkeep of our luxury development. You will provide first-line responses to building support requests and perform fabric and minor repairs to maintain high standards.

Working with the Building Manager, you will prioritise workload, ensure compliance with Rent Smart and Letting Code, and help keep residents comfortable and safe across the property.

Qualifications

• Experience in a customer-facing role is required.
• Electrical competency certificates and safety qualifications are expected.
• Knowledge of basic water systems and L8 compliance is beneficial.
• Experience with CAFM software is advantageous for work orders.
• Residential maintenance background is preferred.
• Basic painting skills are desirable.
• COSHH awareness is important.
• Ability to work independently or in a team.

Responsibilities

• Check the work order system daily for current reactive and future works.
• Carry out lighting checks and replace light bulbs.
• Ensure works are completed to a high standard within a realistic timeframe.
• Carry out decoration and repairs to homes within 5 days, ready for letting.
• Liaise with the Building Manager to prioritise workload and communicate effectively.
• Ensure compliance with Rent Smart and Letting Code of Conduct.
• Inform the company of any additional works needed at location.
• Respond to emergency call outs / situations as required.
• Provide general maintenance assistance, including furniture building and hanging items.
• Support the team with ad hoc duties including front reception and assisting housekeeper.

Maintenance Operative -This role requires a DBS check

Up to £35,000 + 10% bonus!

We are looking for a Maintenance Operative to assist in the day to day presentation and maintenance of our luxury development!

You'll provide first line response to all building support requests and work orders raised.

As our go-to person, the one with the know of how to keep the development running like clockwork, you'll give technical advice and

support, whilst also overseeing and and carrying out fabric and minor repairs.

What will you do?

• Check the work order system daily for current reactive and future works.

• Work well independently, yet be supportive of team members and goals.
• Be able to make sure any works completed are compliant in line with HSE and water bye-laws
• Be able to respond effectively to emergency call outs / situations.
• To provide general maintenance assistance, including furniture building and storage, hanging pictures and items as requested and assisting them in familiarisation of their new apartment and systems.
• To be flexible and adaptive to the needs of the site, supporting the team in additional ad hoc duties including manning the front reception desk, assisting with general enquiries and supporting the housekeeper when required.

What are we looking for?

• Experience working in a customer facing role.
• Electrical Competency Certificate, or equivalent (within the last 3 years).
• IOSH Working Safely qualification, or equivalent.
• Knowledge of basic water system and L8.
• Previous use of CAFM systems (preferably web based).
• Already working within a maintenance role within residential properties or student accommodation.
• Have basic painting skills with an understanding of decorating and fabric repairs.
• Able to work alone or as part of a team.
• Strong understanding of COSHH.
• City and Guilds Multi Skills Certificate, or equivalent (desirable).
