Job summary

Pinnacle Recruitment is seeking a commercially minded Quantity Surveyor to join a leading UK building contractor on a major project inside a fully operational healthcare facility in Birmingham.

The role requires strong commercial delivery on building/MEP packages, with live site experience valued. You will manage cost control, procurement and client/stakeholder relationships while protecting margin in a live hospital environment.

Qualifications

  • Degree in Quantity Surveying (BSc/MSc) or equivalent commercial experience in construction or MEP.
  • QS on major projects, ideally in live/operational environments.
  • Strong commercial delivery on building and/or MEP packages, including cost control and value management.
  • Knowledge of standard forms of contract, commercial reporting, change control, delay and disruption.
  • CSCS card or equivalent; chartered MRICS/MCIOB/MCInstCES or working towards it.

Responsibilities

  • Take ownership of all commercial matters within your package area, in line with governance, processes and digital systems.
  • Measure and value works, produce cost reconciliations and cost/value reports.
  • Prepare Bills of Quantities, schedules of rates and first-principles estimates from drawings and specifications.
  • Track progress against programmes, ensuring commercial activity aligns with milestones.
  • Administer subcontract accounts from valuation to final account.
  • Support procurement by preparing tender packages and analysing subcontract returns.
  • Manage client and stakeholder relationships, balancing commercial outcomes with expectations.
  • Identify and manage commercial risk and opportunity, including change, delay and disruption.
  • Keep disruption to hospital operations to a minimum while maintaining cost, value and quality on MEP and building packages.

Job description

A leading UK building contractor is looking for a commercially minded Quantity Surveyor to join the team delivering a major project inside a fully operational healthcare facility in Birmingham. The hospital stays open throughout the works, so careful planning, strong stakeholder engagement and sound commercial judgement are central to the role.

The role is open to candidates from either a building or an MEP background. Experience on live or constrained sites is particularly valued, for example hospitals, airports, schools, universities, data centres or manufacturing plants, anywhere construction has had to happen around day-to-day operations.

You'll be part of an established and supportive project team, working closely with operations, design and commercial colleagues. Your job is to protect margin, manage the supply chain and keep the project commercially on track from start to finish.

Key responsibilities
  • Take ownership of all commercial matters within your package area, in line with company governance, processes and digital systems

  • Track progress against weekly and monthly programmes alongside the delivery team, keeping commercial activity aligned with key milestones
  • Administer subcontract accounts from measurement and valuation of applications through to final account agreement
  • Support procurement by preparing tender packages, analysing subcontract returns and helping to appoint specialist contractors
  • Manage client and stakeholder relationships within your area, balancing commercial outcomes with client expectations
  • Identify and manage commercial risk and opportunity, including change, delay and disruption
  • Keep disruption to the hospital's operations to a minimum while maintaining cost control, value and quality on both MEP and building packages
What you'll bring
  • A degree in Quantity Surveying (BSc/MSc), or equivalent commercial experience gained in construction, building services or MEP
  • A track record as a QS on major projects, ideally in live or operational environments
  • Strong commercial delivery experience on building and/or MEP packages, covering cost control, value management, subcontract administration and procurement
  • Sound knowledge of standard forms of contract, commercial reporting, change control, and delay and disruption
  • The ability to build good working relationships with clients, subcontractors and project teams in a high-profile, customer-facing setting
  • Confidence using digital commercial systems and analysing cost and value data
  • A clear understanding of what it takes to deliver safely in a live environment, including operational constraints, business continuity and stakeholder management
  • A CSCS card (Academically or Professionally Qualified Person) or equivalent
  • Chartered status (MRICS, MCIOB or MCInstCES), or currently working towards it
  • A proactive, detail-focused approach, strong communication skills and the ambition to keep progressing your career
