Job summary

Building Careers UK Ltd is seeking a commercially capable Quantity Surveyor for a growing Mechanical Contractor client. The role focuses on commercial ownership from procurement through final account, negotiating contracts and PO terms, and protecting the business financially.

You will work with project teams, suppliers, and clients to manage costs, risks, and variations; experience with JCT/NEC contracts is advantageous, as is the ability to read and challenge terms with confidence.

Qualifications

Responsibilities

• Reviewing and negotiating client contracts and purchase orders; highlight risks and obligations.
• Reviewing supplier and subcontractor terms and conditions.
• Support contract administration and commercial decision-making throughout the project lifecycle.
• Prepare and manage subcontractor enquiries, comparisons, appointments and orders.
• Manage project costs, budgets, forecasts and cash flow.
• Prepare and submit applications for payment, valuations and variations.
• Identify, price and agree variations to scope.
• Manage subcontractor valuations and payments.
• Monitor project performance and provide accurate commercial reporting.
• Maintain contractual notices, records and supporting documentation.

We are recruiting for a commercially capable Quantity Surveyor to join our client, an established and growing Mechanical Contractor.

This is an excellent opportunity for a QS who is confident taking commercial ownership of projects and is comfortable working with contracts, purchase orders, suppliers and subcontractors. We're looking for someone who can protect the commercial interests of the business while maintaining strong, practical relationships with clients and the supply chain.

The Role

Working closely with the project and management teams, you will be responsible for the commercial management of projects from initial procurement through to final account.

A key part of the role will be reviewing, negotiating and agreeing contracts, purchase orders and supplier/subcontractor terms, identifying commercial risks before commitments are made and ensuring appropriate contractual protections are in place.

Your responsibilities will include:

• Reviewing and negotiating client contracts and purchase orders, highlighting commercial risks, onerous clauses and contractual obligations.
• Reviewing, negotiating and agreeing supplier and subcontractor terms and conditions.
• Supporting the business with contract administration and commercial decision-making throughout the project lifecycle.
• Preparing and managing subcontractor enquiries, comparisons, appointments and orders.
• Managing project costs, budgets, forecasts and cash flow.
• Preparing and submitting applications for payment, valuations and variations.
• Identifying, pricing and agreeing variations and changes to scope.
• Managing subcontractor valuations and payments.

About You

We are looking for someone who combines traditional Quantity Surveying skills with a strong commercial and contractual mindset.

You should be comfortable reading a contract or set of terms, understanding where the risks sit and having the confidence to challenge or negotiate those terms where necessary.

Ideally, you will have:

• Previous experience as a Quantity Surveyor or Commercial Quantity Surveyor.
• Strong commercial awareness and an understanding of project profitability.
• Experience reviewing and negotiating contracts, purchase orders and subcontract/supplier terms.
• Confidence identifying contractual and commercial risk.
• Experience with procurement, valuations, variations and final accounts.
• Strong negotiation and communication skills.
• The ability to work independently and take ownership of commercial matters.
• Good attention to detail and a practical, solutions-focused approach.
• The confidence to challenge terms professionally rather than simply accepting them.
• Relevant Quantity Surveying qualifications and/or equivalent industry experience.Experience working with standard forms of contract such as JCT and/or NEC and working in the Mechanical sector would be advantageous.
