Job summary

Integral UK in Manchester seeks a Commercial Manager to oversee the commercial delivery of projects, protecting the company from financial risk and ensuring adherence to commercial procedures. You will manage interim payments, final accounts, budgets, and cost reporting, while guiding variations and disputes with the project team and Directors.

The role requires strong contract knowledge, negotiation skills, and the ability to work with project teams to deliver on main contracts and small works

Qualifications

  • Experience in a commercial role within the fire protection or building services sector.
  • Good knowledge of standard forms of contract.
  • Proficient in cost control techniques and software.
  • Awareness of dispute resolution procedures and managing disputes.
  • Ability to produce monthly cost and value reports.
  • Excellent negotiation with clients/sub-contractors.
  • Strong analytical and problem-solving skills.
  • Excellent attention to detail and accuracy.
  • Effective communication and negotiation skills.
  • Ability to work independently and as part of a team.
  • IT/Software experience MS Project, Excel, Word, Outlook.

Responsibilities

  • Agreement of interim payment amounts with clients and monitor due/ outstanding notices.
  • Final accounts negotiations and closure.
  • Prepare project budgets with Sales/PM.
  • Monitor budgets vs costs monthly and report.
  • Assist with troublesome subcontractor final accounts.
  • Ensure contractual obligations are fulfilled.
  • Collaborate with Project team and Directors on variations and delays.
  • Prepare contractual notices with Project Manager/Directors.
  • Attend site visits to monitor variations and quality.
  • Attend client meetings as needed.
  • Tender stage terms and conditions review input with Sales.
  • Maintain relationships with clients, consultants, and colleagues.
  • Mentor junior team members where required.

Job description

Summary of Role

To ensure the successful financial delivery and completion of projects, protecting the exposure of the Company to financial risks, together with adherence of the commercial procedures of the Business. With the expanding growth within our Manchester office, the successful applicant will be responsible for the commercial management of a variety of different sized projects, offering commercial expertise for both our main contracts and small works divisions, with current project values varying between £100k and £4m.

What you will be doing
  • Agreement of interim payment amounts with clients, monitoring when payments notices are due/received/outstanding.
  • Final Account Negotiations.
  • Preparing project budgets in conjunction with the Sales team and / or Project Manager as and when required.
  • Monitoring budgets against costs and projections on a monthly basis and reporting upline on a monthly basis.
  • Assisting with troublesome subcontractor final accounts.
  • Ensuring that we fulfil all our contractual obligations.
  • Working with Project team and Directors regarding all commercial matters (variations, delays etc.) and ensuring that they are identified and recorded.
  • Assist Project Manager and Directors in the preparation of contractual notices.
  • Attend site visits to monitor for variations and quality matters if required to suit Client needs, whilst ensuring site records are produced and are accurate.
  • Attendance at client meetings as and when needed.
  • In conjunction with our Sales team, tender stage terms and conditions review and input.
  • Maintain good relationships with clients, consultants and colleagues.
  • Mentoring of junior team members where required.
What we will need from you
  • Experience of working in a similar commercial role within the fire protection sector or building services industry (essential).
  • Good base knowledge of standard forms of contract (essential).
  • Proficient in cost control techniques and software applications (essential).
  • Awareness of dispute resolution procedures and experience of managing disputes (essential).
  • Ability to produce accurate monthly cost and value reports (essential).

  • Holds a degree in Quantity Surveying or currently working towards a degree (desirable).
  • Knowledge of construction methods, materials, and regulations
    relevant to the Fire Engineering industry (desirable).
