Job summary

A.D.S Construction Personnel Ltd is seeking a Quantity Surveyor to lead hotel fit-out and refurbishment projects with a nationwide scope and hybrid working. You will own the commercial aspects across multiple live schemes, collaborating with clients, site teams and subcontractors to deliver value and robust final accounts.

Role includes managing budgets, variations, and procurement while maintaining strong client relationships.

Qualifications

• Experience as a Quantity Surveyor within fit-out, refurbishment or framework projects.
• Confidence taking sole commercial responsibility for several live projects.
• Good knowledge of variations, subcontractor accounts, cost control and final accounts.
• Strong client-facing and commercial skills.
• Willingness to travel to hotel sites across the UK when required.

Responsibilities

• Taking full commercial ownership of the framework workstream, managing three to four live hotel fit-out and refurbishment projects at a time.
• Autonomy to make decisions and manage each scheme properly.
• Completing initial site visits, reviewing scopes and preparing project costs.
• Managing budgets, cost reporting and commercial risk across multiple schemes.
• Pricing and agreeing variations.
• Managing subcontractor procurement, payments and final accounts.
• Leading pre-start and commercial meetings.
• Working directly with clients, site teams and subcontractors.
• Taking each project through to final account.

Quantity Surveyor Hotel Fit-Out & Refurbishment

£60,000 £65,000 + bonus
Nationwide role with hybrid working across home, office and hotel sites
Secure project pipeline: Hotel fit-out and refurbishment framework projects, typically valued at £500,000 £700,000 and up to £1m

This role would suit a Quantity Surveyor looking for varied projects, greater responsibility and a good balance between home, office and site. The contractor has a long-standing hotel framework and a steady pipeline of fit-out and refurbishment work, so there is plenty of variety without the uncertainty of moving from project to project.

You will manage each scheme from the first site survey and pricing stage through to final account. This gives you direct involvement throughout the job, regular contact with the client and a clear understanding of how each project is performing commercially.

The Quantity Surveyor Role

• Managing budgets, cost reporting and commercial risk across multiple schemes
• Pricing and agreeing variations
• Managing subcontractor procurement, payments and final accounts
• Leading pre-start and commercial meetings
• Working directly with clients, site teams and subcontractors
• Taking each project through to final account

Travel is manageable, with site visits normally required once or twice every fortnight. The remaining time is split between home and the office, including one to two days of home working each week.

What We re Looking For

• Experience as a Quantity Surveyor within fit-out, refurbishment or framework projects
• Confidence taking sole commercial responsibility for several live projects
• Good knowledge of variations, subcontractor accounts, cost control and final accounts
• Strong client-facing and commercial skills
• An HNC, degree or equivalent construction qualification
• Schedule of Rates experience would be useful but is not essential
• Willingness to travel to hotel sites across the UK when required
