Quantity Surveyor – Housebuilder
Location – Liverpool / North West
About the Company
Our client is an established and growing housebuilder delivering high-quality new-build residential developments across the North West. The business has built a strong reputation for creating well-designed homes and successful residential communities, with a focus on quality, commercial control, programme, and customer satisfaction.
Due to continued growth and an expanding development pipeline, they are now looking to appoint an experienced Quantity Surveyor to join their commercial team.
The Role
As Quantity Surveyor, you will take responsibility for the commercial management of residential developments from initial viability and procurement through to completion and final account.
Key responsibilities will include:
- Managing the commercial performance of residential developments
- Preparing and monitoring budgets, cost plans, forecasts, and financial reports
- Managing the procurement of subcontractor and supplier packages
- Negotiating competitive rates and securing best value across developments
- Monitoring build costs and identifying commercial risks and opportunities
- Managing subcontractor accounts, valuations, payments, and final accounts
- Reviewing project expenditure against budgets and agreed cost plans
- Working closely with Construction Managers, Site Managers, Buyers, and other operational teams
- Supporting the pre-construction and development teams with cost planning and feasibility
- Monitoring project progress and ensuring commercial targets are achieved
- Maintaining accurate commercial records and reporting to senior management
- Building strong relationships with subcontractors and key supply chain partners
The Ideal Candidate
The successful Quantity Surveyor will have:
- Proven experience as a Quantity Surveyor within housebuilding or residential construction
- Strong understanding of residential development and housebuilding processes
- Experience managing commercial performance across multiple housing developments
- Strong knowledge of cost control, procurement, forecasting, and subcontract management
- Excellent understanding of build costs and residential construction methodology
- Strong commercial awareness and negotiation skills
- Excellent numerical and analytical abilities
- Good communication and stakeholder management skills
- Strong Microsoft Excel and IT skills
- Relevant Quantity Surveying or construction qualification would be advantageous
- Ability to manage multiple developments and competing deadlines
