Job summary

Redfish Solutions Ltd in London is seeking an experienced Quantity Surveyor to take commercial ownership of developments from feasibility through to completion. You will work closely with a Director across the full development lifecycle, handling cost planning, procurement, tendering and final accounts for multi-million pound schemes.

The role requires 6–8 years of QS experience, a background in cost consultancy, and strong pre-construction and contract management skills.

Responsibilities

  • Take commercial ownership of developments from feasibility through to completion.
  • Assist with development appraisals, feasibility studies and initial budgets.
  • Prepare and manage detailed cost plans.
  • Provide commercial advice throughout design and pre-construction.
  • Develop procurement strategies and manage tender processes.
  • Identify, assess and appoint high-end main contractors.
  • Analyse tender returns and lead commercial negotiations.
  • Prepare tender comparisons and contractor recommendations.
  • Manage project budgets, valuations, variations and payment applications.
  • Monitor expenditure, cash flow and forecast final costs.
  • Provide regular commercial reporting to Directors.
  • Work closely with Project Managers, consultants and contractors.
  • Manage commercial issues and change throughout construction.
  • Take projects through practical completion, defects and final account.
  • Build strong relationships with contractors and professional teams.

Job description

A growing property, development and project management business is looking to appoint an experienced Quantity Surveyor from a cost consultancy background to join its development team.

This is a developer-focused position for a QS looking to move beyond managing individual packages and take genuine commercial ownership of developments from initial feasibility through to completion.

Working closely with a Director, you will be involved across the full development lifecycle, including cost planning, procurement, contractor appointment, construction and final accounts.

Projects typically range from £4m–£7m+ and span high-end residential, commercial and mixed-use developments.

Key Responsibilities
  • Take commercial ownership of developments from feasibility through to completion

About You

We are looking for a commercially astute Quantity Surveyor who is confident dealing with contractors and capable of taking ownership of projects.

Ideally, you will have:
  • 6–8 years' Quantity Surveying experience
  • A degree in Quantity Surveying or a related construction discipline
  • A background working for a Cost Consultancy
  • Strong pre-construction and cost-planning experience
  • Experience across the full project lifecycle
  • Experience working on projects valued at £4m–£7m+
  • Experience managing tenders and contractor procurementExperience appointing and managing main contractors
  • Strong knowledge of construction contracts and commercial management
  • Experience managing projects through to final account
  • Excellent negotiation and communication skills
  • Strong commercial awareness and attention to detail
  • The confidence to work directly with Directors and senior stakeholders
