Options Resourcing Ltd are working with an established main contractor looking to add a Quantity Surveyor to their commercial team in Torquay. The role covers cost control across multiple projects in Devon and the South West, with responsibilities from tender through final account.

You will manage commercial aspects, prepare valuations, assess subcontractor payments, produce cost reports and assist with procurement.

Quantity Surveyor

Location: Torquay, Devon
Salary: up to £70,000

We are currently working with an established main contractor who are looking to add a Quantity Surveyor to their commercial team in Torquay. The business delivers a range of construction, refurbishment and maintenance projects across Devon and the wider South West, including healthcare, education, local authority and commercial environments. This is a good opportunity for an experienced Quantity Surveyor, or an Assistant Quantity Surveyor looking to take the next step, to take ownership of a portfolio of projects and work closely with the wider construction team from tender through to final account.

The Role

As Quantity Surveyor, you will be responsible for the commercial management of multiple projects, ensuring costs are controlled and projects are delivered successfully.

Your responsibilities will include:

• Managing the commercial aspects of multiple construction projects.
• Preparing and submitting interim valuations and payment applications.
• Assessing and agreeing subcontractor applications.
• Preparing subcontract orders and procurement packages.
• Measuring and valuing variations.
• Preparing cost reports, forecasts and cash-flow information.
• Monitoring project costs against agreed budgets.
• Identifying and managing commercial risks and opportunities.
• Preparing and agreeing final accounts.
• Assisting with tender pricing, take-offs and subcontractor enquiries.
• Maintaining accurate commercial records and supporting documentation.
• Working closely with Contracts Managers, Site Managers and the estimating team.
• Attending pre-start, progress and commercial meetings.
• Liaising with clients, consultants and subcontractors.
• Ensuring contractual notices and commercial timescales are properly managed.

About You

The successful Quantity Surveyor will ideally have previous experience within a main contracting environment, with a background in refurbishment and general building projects.

You will have:

• Good knowledge of construction methods and sequencing.
• Strong understanding of JCT contracts.
• Experience with measurement, valuations, variations and final accounts.
• Strong numerical, analytical and negotiation skills.
• Good working knowledge of Microsoft Excel and Microsoft Office.
• The ability to manage multiple projects and competing deadlines.
• Strong written and verbal communication skills.
• A commercially aware and organised approach.
• The ability to work independently and take ownership of projects.
• A full UK driving licence.

Candidates must be based within a reasonable travelling distance of Torquay or be comfortable travelling regularly to the office and project sites across Devon and the South West.

Desirable Experience

It would be advantageous if you also have:

• A relevant degree, HNC/HND or equivalent qualification in Quantity Surveying or Commercial Management.
• Experience working on healthcare, education or local authority projects.
• Experience working within live hospitals, schools or other occupied buildings.
• Knowledge of NEC contracts alongside JCT.
• Both pre-contract estimating and post-contract commercial experience.
• Experience with procurement, CVRs and monthly commercial reporting.
• Experience managing projects from initial enquiry through to final account.

The Opportunity

This role would suit a practical and commercially minded Quantity Surveyor who is confident negotiating with clients and subcontractors while maintaining strong working relationships.

The client is open to considering experienced Quantity Surveyors, Assistant Quantity Surveyors ready to progress, and more senior candidates capable of managing a portfolio of projects independently.

The salary and overall package will be dependent on the experience and level of the successful candidate.
