We are seeking an experienced Quantity Surveyor to join our growing construction team. The successful candidate will be responsible for the commercial management of projects from pre-construction through to final account, ensuring projects are delivered profitably while maintaining strong client and subcontractor relationships.
The role will involve managing costs, procurement, valuations, variations, subcontractor accounts and commercial reporting across a range of construction projects.
Key Responsibilities
Commercial Management
- Take commercial responsibility for projects from award through to completion.
- Prepare and manage project budgets and forecasts.
- Produce monthly Cost Value Reconciliations (CVRs).
- Monitor project performance against budgets and margins.
- Identify commercial risks and opportunities.
Procurement & Subcontract Management
- Prepare and issue subcontract enquiries.
- Analyse quotations and negotiate subcontract agreements.
- Procure subcontractor packages in line with project programmes.
- Manage subcontractor accounts, applications and final accounts.
- Ensure subcontractor obligations are fulfilled in accordance with contract requirements.
Valuations & Payments
- Prepare and submit applications for payment.
- Assess and agree subcontractor valuations.
- Manage cash flow and payment schedules.
- Prepare and negotiate final accounts.
Variations & Change Control
- Identify, price and submit variations.
- Maintain accurate records of project changes.
- Negotiate and agree variation accounts with clients and subcontractors.
- Ensure commercial entitlement is protected throughout the project lifecycle.
Contract Administration
- Review contract conditions and ensure compliance.
- Manage contractual notifications and correspondence.
- Support project teams on contractual matters.
- Mitigate contractual and commercial risks.
Reporting
- Prepare monthly commercial reports.
- Forecast project costs and revenues.
- Report on project profitability and cash position.
- Support senior management with commercial analysis.
Experience & Qualifications
- Minimum 3 years' Quantity Surveying experience within a main contracting environment.
- Experience within residential, commercial and industrial sectors.
- Experience working with Housing Associations and Private clients.
- Strong understanding of JCT contracts.
- Experience managing subcontract procurement and accounts.
- Excellent commercial and contractual awareness.
- Strong negotiation and communication skills.
- Proficient in Microsoft Excel and commercial software packages.
- Full UK driving licence.
