Job summary

TristoneNash Ltd is recruiting a Property Operations Manager to lead a regional portfolio, delivering responsive repairs, major works, and estate services while developing strong contractor partnerships. The role focuses on safe, efficient service delivery and value for money, reporting to senior leadership.

You will manage a team of surveyors and collaborate with residents, contractors and stakeholders to drive continuous improvement and social value across the operation.

Qualifications

• Extensive experience managing strategic contractor partnerships within social housing.
• Strong knowledge of responsive repairs, planned maintenance, major works and voids.
• Experience leading geographically dispersed surveying or operational teams.
• Excellent stakeholder management skills with ability to influence at all levels.
• Experience managing large operational budgets and driving value for money.
• Knowledge of construction contracts, building defects, housing maintenance and compliance.
• Proven track record of delivering service improvements, innovation and customer satisfaction.
• HND (or equivalent) in Construction, Building Surveying, Property, Housing or a related discipline.
• Full UK Driving Licence.

Responsibilities

• Support procurement, mobilisation and ongoing performance management of new contractors.
• Manage regional budgets and ensure services are delivered within agreed financial parameters.
• Ensure full compliance with statutory, contractual and regulatory requirements.
• Produce performance reports and strategic insights for senior leadership.

The Role

Reporting to the Assistant Director of Responsive Repairs & Capital Investment, you will provide operational leadership across a regional portfolio, ensuring high-quality, customer-focused services are delivered safely, efficiently and in line with organisational objectives.
