Job summary

Cobalt Recruitment is seeking a Property Manager for a Peterborough-based practice, offering Associate or Associate Director level depending on experience. You’ll oversee residential portfolios, maintaining service standards and compliance while working with clients, tenants and contractors.

The role blends day-to-day management with growth opportunities and potential leadership responsibilities at the Associate Director level.

Qualifications

• Strong working knowledge of residential property or portfolio management.
• Working knowledge of tenancies, lettings, property inspections and rent reviews.
• Experience managing relationships with clients, tenants and contractors.
• Working knowledge of property budgets, cashflows and arrears.
• Ability to manage competing priorities across a residential portfolio.
• Associate Director: ARLA or MRICS; Associate level may be considered without qualification.

Responsibilities

• Manage a residential portfolio with level of responsibility aligned to appointment.
• Act as key contact for clients, tenants and contractors.
• Conduct inspections and oversee repairs and contractor instructions.
• Manage tenancies, lettings and advise on market values and letting options.
• Handle rent reviews and support arrears management.
• Oversee estate budgets and cashflows.
• Advise on relevant legislative changes and policy updates.
• Identify improvement opportunities in client portfolio management.
• Contribute to pitches and development of client relationships.
• Associate Director: support and develop other property managers.
