Job summary

A well-established estate agency near Hammersmith is seeking a Block Property Manager to join their team. The role involves managing service charge budgets and liaising with clients and leaseholders to provide exceptional customer service. The ideal candidate is an experienced Block Manager or Assistant Block Manager with strong communication skills and knowledge of property management. This full-time position offers career progression support and a competitive salary package, typically ranging from £35,000 to £45,000 based on experience.

Qualifications

• Assistant Block Manager or experienced Block Manager seeking new challenges.
• Experience in property management is a plus.
• Ability to manage client relationships effectively.

Responsibilities

• Setting annual service charge budgets.
• Reviewing previous expenditure and forecasting future expenditure.
• Obtaining quotes and instructing maintenance works.
• Overseeing maintenance contracts.
• Liaising with Leaseholders and attending to general enquiries.
• Liaising with clients on instructional matters.
• Attending to administrative matters and undertaking property inspections.
• Attending client meetings including AGMs.
• Liaising with property professionals as required.
• Monitoring portfolio arrears for service charge collection.

Block Property Manager required for an established Estate Agency near Hammersmith and Shepherds Bush. £35k - £45k DOE.

Responsibilities:

• Setting annual service charge budgets
• Reviewing previous expenditure and forecasting future expenditure
• Obtaining quotes and instructing maintenance works
• Overseeing maintenance contracts
• Liaising with Leaseholders and attending to general enquiries
• Liaising with clients on matters that require instruction and attending to their requests
• Attending to general administrative matters and undertaking property inspections and completing reports
• Attending client meetings including AGM’s, which can sometimes be in the evenings
• To liaise with property professionals including Solicitors, Accountants, Surveyors and Specialist Consultants as required
• To have awareness of general health and safety issues and to follow up actions within Fire Risk
• Assessments, Asbestos Surveys, and Electrical Condition Installation Reports
• To monitor portfolio arrears and take necessary action for collection of service charges
