About the Role
We're looking for an experienced
Property Manager to oversee the day-to-day operations of a residential portfolio. You'll be the main point of contact for landlords and tenants, ensuring properties are compliant, well maintained, and managed efficiently - while delivering excellent service and performing in a KPI-driven environment.
Key Responsibilities
- Manage the day-to-day operations of assigned residential properties
- Communicate effectively with landlords and tenants daily
- Carry out regular property inspections across your portfolio
- Manage renewals, monitor arrears, and follow up on overdue payments
- Respond promptly to tenant enquiries, complaints, and maintenance requests
- Coordinate repairs, preventative maintenance, and property inspections
- Supervise contractors, maintenance staff, and service providers
- Maintain accurate records of leases, communications, maintenance, and financial transactions
- Ensure compliance is up to date for each property (e.g., GSC, EICR)
- Identify maintenance and safety issues and ensure timely resolution
- Negotiate and manage vendor contracts to ensure quality and value
- Develop and maintain positive relationships with tenants
- Attend check-out appointments
- Cross-sell relevant services/products (e.g., Rent Guarantee, mortgage/financial products)
Performance & Accountability (KPI-driven)
- Comfortable working within a KPI-led environment with individual performance targets
- Take ownership of personal KPIs and understand how they contribute to team success
- Proactively monitor performance, identify areas for improvement, and take action
- Confident discussing results and receptive to feedback, coaching, and reviews
- Strong prioritisation skills with a consistent results-focused approach
Qualifications & Experience
- Minimum 4 years' experience as a Property Manager or similar estate agency role
- Strong knowledge of property management, leasing procedures, and landlord/tenant regulations
- Proficient in Microsoft Office and property management software
- Own car + clean driving licence essential
- Positive attitude and strong work ethic
- Transferable skills considered if gained in another sector (4+ years)
