About The Team
Property Services department plays a vital role in the smooth running of Squared by currently looking after 800 plus Squared properties. This includes homes, hostels (both internal and external) and office premises. The department has a small in-house team and works closely with approved local contractors.
The service is uniquely placed and involves working across departments and functions on a wide variety of diverse activities and initiatives.
About The Job
The role involves conducting regular inspections, identifying maintenance issues, ensuring compliance with housing legislation, and working with the maintenance teams, external contractors, and our compliance team to maintain safe and suitable accommodation. To ensure surveys and inspections of properties are carried out in an effective manner the necessary work is specified and undertaken to the required standards to ensure compliance with service standards, policies and statutory regulations.
These are some of the things you will be responsible for in your role:
- Conduct property inspections, diagnosing repairs and identifying solutions for damp and mould and disrepair issues in social housing, recommending effective and cost-efficient repairs /solutions. Provide appropriate guidance and information to customers as required
- Inspect and approve completed works, ensuring they meet agreed specifications, quality standards, and compliance requirements
- Manage and maintain accurate inspection records, reports, and documentation using our management system
- Raise maintenance works orders to properties where required (both internal & sub-contracted work) with relevant SOR , ensuring effective recording and reporting and ensuring all paperwork is completed accurately and in a timely manner
- Carry out quality Health & Safety audits/inspections
- Ensure properties comply with all housing and safety regulations, including risk assessments and hazard identification
- Ensuring that policy reviews are carried out at regular intervals and kept up to date.
- Assist in setting departmental targets and act as a key driver in ensuring all relevant maintenance and repairs KPI’s are achieved.
- Update knowledge by participating in training opportunities as required by the business.
- Understand and follow Squared’s policies and procedures always, including Health and Safety, Fairness and Lone Working.
