Job Title Property Acquisition Surveyor

Location Birmingham- National Travel Required

Salary Depending on Experience

Hours 40 hours per week (Field Based- 1/2 days from home, 3/4 days travelling where required)

On behalf of our clients, we are advertising a fantastic opportunity for a Property Acquisition Surveyor to join the Property department. The overall job function is to take overall strategic responsibility for the group wide acquisition of the company’s property portfolio in line with the company’s expansion programme and the identification of potential opportunities for adding and extracting value and profit

Role Requirements

  • Oversee the performance of the New Stores Team
  • Take responsibility for the acquisition of new stores, negotiating and agreeing the location, rent and size of properties. Essential to this task is sound managerial judgement to negotiate final costs
  • Presenting opportunities to Directors to gain approval for the selected stores and make recommendations, as appropriate
  • Be responsible for appointing external consultants in relation to professional issues. Thereafter maintain regular liaison, instructing and managing their performance and agreeing remuneration levels
  • Identifying opportunities in new stores for subletting surplus space and thereafter for ensuring that these deals happen to time and budget
  • Identifying opportunities to acquire new businesses to add to the group portfolio. Presenting such opportunities to the Directors and undertaking property due diligence
  • Identifying and exploiting development opportunities for the business where “one off” profits can be achieved at the same time
  • As part of the store site selection process, undertake extensive travel, wherever the need exists
  • Assume accountability for the preparation of the property administration cost control and budget
  • Ensure direct reports are developed, trained and reviewed
  • Any other ad-hoc duties as required

Required Qualifications/ Experience

  • Educated to degree level in surveying/ real estate and be RICS accredited or equivalent.
  • Property Acquisition - Knowledge of property markets, valuation, and acquisition processes
  • Strong financial acumen - budget management - Proven negotiation skills
  • Good knowledge of commercial leases and highly commercial
  • Open to change and able to quickly adapt within a fast-paced retail business
  • Ability to manage a diverse portfolio of businesses
  • Previous experience in a retail environment
