Job summary

Key duties

The role of the project manager is to facilitate the management and delivery of any project to meet the individual clients' requirements. Ensuring a detailed program of Offsite manufacture and Onsite work associated with the construction process is carried out in a timely manner, and within project targets. Managing all aspects of compliance to a high-quality and standard. Having a fundamental understanding of design requirements and implications in line with the company's requirements either directly, or by managing external parties in line with design and delivery intent. Liaising with third party organisations, governing bodies, utility organisations etc., to ensure smooth delivery of each project. Checking and monitoring the planning process, to ensure all necessary licenses, permits, wayleaves, section agreements, highways permission and planning conditions etc are met, or is in place to avoid delays to the project delivery. The project manager will create the vehicle for the successful delivery of the project, overseeing a project delivery team, and inviting all necessary personnel to communicate regularly to ensure roles and responsibilities are shared and understood, and accountability for delivery is clearly defined. The PM will be responsible for chairing and recording meetings with actions and dates allocated to individuals or organisations, and monitoring that these actions are met. The PM will be responsible for accurately measuring, recording and adjusting as required, the project timelines, milestones, programmes, and KPIs, all in place to measure performance and impact on programme, and reporting this information clearly, and regularly to upper management, to ensure key project deadlines are met.

Key Performance Areas

Handover from Designers to the PM of the initial design concept and any time / cost constraints

Understanding the clients' ultimate requirements and managing expectations

Liaise with Factory management to regularly to ensure adequate resource and infor-mation is available in a timely manner to meet offsite production from start to finish

Mange the supply chain and contractors to ensure onsite construction is progressed in line with the project program and key delivery dates.

Communicate any issues which may result in delays to the offsite and onsite works and where possible table solutions to mitigate any issues.

To appoint and oversee suitable site supervision, site, management and CDM in line with the current regulation's requirements.

Liaise with Procurement for materials in line with time and budget

Take ownership of the project management ensuring that all equipment is readily available, including correct staffing levels, tools and equipment and materials.

Ensure CDM compliance including, site Risk Assessments & Method Statements (RAMS) including site supervision and welfare are in place to safeguard site attendees and protect the general public

Ensure all site activities are carried out safely with best practice being shared and any unsafe actions stopped immediately and reasons for the unsafe actions investigated

Oversee onsite management and supervision and conduct regular site visits to ensure projects are running in accordance with all Health & Safety legislation, codes of practice, BOPAS and CDM regulations

Monitor quality and performance of each project and generate weekly/monthly re-ports reflecting progress of projects in terms of agreed timescales and planned costs

Accountable for the continuous improvement of the operations and efficiency throughout the lifetime of each project

Management site-based performance and absences within the operations as per the policy on Absence Management

Attend and participate in meetings and training sessions that may be deemed necessary to achieve the desired outcome in the performance of the PM's duties

Report feedback to the Executive Management Team

Supply Chain Engagement

To engage with the procurement manager to ensure supply chain requirements are met. To engage with supply chain to ensure the smooth flow of materials required in/out, to facilitate onsite activities. To advise the Stores Manager of incoming materials, product type, quantities and expected delivery date and time to allow for planned storage.

Engage with subcontractor resource to ensure any companies appointed are adequately qualified, skilled, knowledgeable, and trained to execute the works they are employed to carry out with specific focus on Health and Safety, quality and within budgetary constraints.

Project programme

To create the individual and overall project programme, indicating key timelines including milestones are clearly visible, achievable and within budget. Indicate and communicate a contractor and material schedule with dates and any long lead in times identified. To adequately manage the production/construction team's offering support as required. Ensure stock, materials and subcontractors are suitably managed to meet H&S, quality standards and programme deadlines.

Quality Control

To liaise with all offsite and onsite managers to ensure the quality of work in the factory and on site is consistent and at a high level. To walk the production floor regularly to gauge efficiency, productivity, quality, conformance and that all procedures are in line with Health & Safety standards, RAMS, BOPAS, CDM and RIBA.

Be innovative and develop more efficient and effective ways to improve and record lessons learnt to further improve performance and delivery.
