Job Description:

As a Project Manager you will be responsible for designated Capital and Component programmes within FCHO’s investment programme which you will lead, ensuring delivery meets KPI and OPI targets and in line with CDM, Statutory, Legal and Regulatory requirements.

You will spend your time managing the effective delivery of designated FCHO Major Repair, Disrepair and Investment Programmes with an annual value of approximately £18m to achieve all performance, contractual and reputational requirements. When you join our Investment Delivery team you will play a key role in delivering an excellent customer experience.

Key Responsibilities

  • Lead and manage the full lifecycle of major capital and component renewal projects from initial planning and budgeting to final delivery. You will ensure that all works are completed on time and within the agreed scope, budget, and quality standards.
  • Act as the primary point of contact for tenants, ensuring they are kept informed about the progress of works and concerns are addresses in a timely and professional manner.
  • Manage and coordinate contractors, suppliers, and subcontractors involved in the repair and disrepair projects ensuring value for money, quality standards, regulatory compliance, and a customer focused service.
  • Oversee project budgets and ensure cost-effective use of resources. You will be responsible for tracking project expenditure, and ensuring that financial objectives targets are met.
  • Maintain accurate records of project progress, including project timelines, budgets, and compliance documentation. You will report regularly to the Head of Service, providing updates on project milestones, risks, and potential delays.

Who are we looking for?

  • full UK driving licence and access to their own vehicle
  • Holds a Degree in Construction/Building related area
  • Has a good understanding of complex contractual issues as they relate to repairs & maintenance operations
  • A proven track record of managing major repair and disrepair projects, ideally within the social housing or property management sector. You should have experience in overseeing large-scale refurbishment or repair works, managing contractors, and working within tight deadlines.
  • Has significant experience in Building/Maintenance and surveying with a strong understanding of building regulations, health and safety legislation, social housing policy and property management.
  • Excellent leadership and communication skills, with the ability to manage teams, contractors, and stakeholders effectively. You should be able to motivate others, resolve conflicts, and make decisions under pressure.
  • Understands the importance of equality, diversity and inclusion and demonstrates this by treating colleagues and customers fairly and equitable
  • A proactive approach to problem-solving and good organisation skills with the ability to manage multiple projects simultaneously, ensuring deadlines are met and resources utilised optimally.
