Job summary

Airey Miller, part of the Celnor Group, is seeking a Project Manager / Employer's Agent to join our Cambridge team. You will lead projects from inception through to completion, acting as the main client contact and coordinating multi-disciplinary teams on residential, mixed-use and regeneration schemes.

Reporting to the Team Leader, you will manage pre-contract investigations, prepare Employer's Requirements, and oversee tendering, contracts and payments across a portfolio spanning housing

Qualifications

  • Minimum three years' post-graduate experience in construction.
  • Experience delivering residential, mixed-use or regeneration projects.
  • Strong knowledge of Project Management and Employer's Agent duties.
  • Knowledge of JCT contracts and pre-construction service agreements.
  • Excellent communication and stakeholder management skills.
  • Able to manage multiple projects and priorities.

Responsibilities

  • Lead projects from inception to completion as Project Manager and Employer's Agent.

About the Role

We are seeking a Project Manager / Employer's Agent to join our Cambridge team. This role offers the opportunity to take projects from inception through to completion, acting as the key client contact and leading project delivery across a range of residential, mixed-use, regeneration and land-led developments.

Working within a small team and reporting directly to the Team Leader / Delivery Director, you will manage projects on behalf of housing associations, local authorities and developers across the Northern Home Counties, South Midlands, Essex and Suffolk.

This is an excellent opportunity for an individual who enjoys taking ownership of projects, building strong client relationships and contributing to successful project outcomes from pre-contract stages through to completion.

Key Responsibilities
  • Manage projects from inception through to completion as Project Manager and Employer's Agent
  • Act as the primary point of contact for clients and key stakeholders
  • Coordinate consultants and project teams to ensure successful project delivery
  • Manage pre-contract investigations, surveys and due diligence activities
  • Chair and minute project and pre-contract meetings
  • Prepare Employer's Requirements, performance specifications, build agreements and JCT contracts
  • Manage tender processes including single and two-stage procurement exercises
  • Produce tender reports, value for money reports and project documentation
  • Maintain project programmes, risk registers and action trackers
  • Undertake site inspections and monitor construction progress
  • Chair and minute site meetings
  • Assess contractor payment applications and issue payment notices
  • Monitor defects, manage handovers and oversee practical completion processes
  • Prepare final accounts and project close-out documentation
Skills, Knowledge, and Expertise
  • Minimum three years' post-graduate experience in a construction-related discipline
  • Experience delivering residential, mixed-use, regeneration, land-led or remediation projectsStrong understanding of Project Management and Employer's Agent responsibilities
  • Knowledge of JCT contracts and pre-construction service agreements
  • Excellent communication and stakeholder management skills
  • Ability to manage multiple projects and priorities effectively
  • Understanding of construction delivery and site-based processes
  • Strong organisational and reporting skills
  • Ability to manage project programmes, risk registers and project controls
