Bimplus is seeking an exceptionally strong Project Manager to lead a complex super-prime residential project in Surrey. You will control both operational and commercial aspects, ensuring procurement aligns with the programme and that the site team delivers to exacting standards.

The role demands decisive leadership, robust programming, and hands-on management of subcontractors and supply chains on a high-specification development.

Responsibilities

• Take overall responsibility for the day‑to‑day delivery of the project
• Develop, maintain and drive the construction programme
• Identify critical activities, programme risks and potential delays
• Produce detailed short‑term and long‑term look‑ahead programmes
• Take ownership of the procurement schedule
• Ensure subcontractor and material packages are procured in line with programme requirements
• Manage and coordinate subcontractors, suppliers and the internal project team
• Set clear expectations, monitor performance and address underperformance quickly
• Chair progress, coordination and subcontractor meetings
• Work closely with the commercial team to manage procurement, variations, costs and risk
• Coordinate with architects, designers, consultants and specialist contractors
• Manage the delivery of complex, high‑quality finishes and bespoke details
• Ensure drawings, specifications and design information are issued in time to meet the programme
• Maintain exceptional standards of quality, presentation and workmanship
• Build professional relationships with private clients, representatives and consultants
• Provide clear and accurate progress reports to senior management
• Ensure all health, safety and statutory requirements are maintained
• Drive the project through to completion, commissioning and handover

Project Manager – Super-Prime Residential

The opportunity

Our client is seeking an exceptionally strong Project Manager to take control of a complex super-prime residential project in Surrey

This role requires more than general site management experience. The successful candidate must be highly capable in procurement, programming and team leadership, with the authority and discipline to drive the project forward, challenge delays and hold everyone accountable for delivery.

You will be responsible for controlling the project from both an operational and commercial perspective—ensuring the right packages are procured at the right time, the programme is accurate and actively managed, and the site team and subcontractors deliver to the required standards.

This is a role for a decisive, hands‑on Project Manager who is comfortable making difficult decisions and maintaining control in a demanding, high‑specification environment.

Qualifications

• Proven experience managing high‑end or super‑prime residential construction projects
• Exceptional knowledge of project programming and programme control
• Strong procurement experience, including subcontract packages, specialist trades and long‑lead materials
• Experience managing and controlling large, multicultural site teams and specialist subcontractors
• The ability to interpret technical drawings, specifications and complex design information
• Strong understanding of high‑quality finishes and the standards expected in super‑prime construction
• Experience coordinating architects, consultants, designers and specialist suppliers
• Confident dealing with demanding private clients and their professional representatives
• Excellent leadership, communication and problem‑solving skills
• A firm, decisive and highly organised management style
