Job summary

Hollybank Trustees Ltd in London and the South of England seeks a Project Manager to lead high-end construction projects from preconstruction to completion. You will guide teams, manage complexity and control programme, cost, quality, and risk to deliver design-led schemes to the highest standards.

You will coordinate activities, monitor progress, mentor Senior/Site Managers, and manage client and supply-chain relationships to meet contractual expectations while upholding safety and regulatory

Minimum Requirements: Experience delivering high-end construction projects within a main contractor environment. Strong understanding of JCT contracts, commercial management and leading project teams.

Join us as a Project Manager and lead the delivery of our high-end construction projects. From preconstruction through to completion, guiding teams, managing complexity and maintaining firm control of programme, cost, quality, and risk. This role demands decisive leadership, strong commercial judgement and a proven track record in high-value, design-led schemes, ensuring every stage of the build is delivered to the highest standards.

Just some of the responsibilities we’ll trust you with:

• You’ll lead and coordinate all project activities from preconstruction through to completion, ensuring delivery against programme, quality standards and project objectives.
• You’ll develop and manage detailed project programmes, monitoring performance, critical path and progress throughout the lifecycle of the project.
• You’ll oversee the performance of the project team, including Senior/Site Managers and operational staff, providing leadership, direction and mentoring.
• You’ll manage relationships with clients, consultants, subcontractors and the wider supply chain to ensure contractual and operational expectations are met.
• You’ll take ownership of the commercial and contractual position of the project, working closely with the commercial team to manage risk, change and reporting.
• You’ll drive high standards of safety, quality and compliance on site, ensuring projects meet company procedures and statutory requirements.

Where you'll be based

You’ll be part of our Central Region where high-end country projects from £500k to £100m are delivered by teams aligned to the scale and complexity of each build. Our portfolio for the region spans listed buildings, major refurbishments, contemporary new builds, sporting estates, boutique hotels, and substantial private residences.

The areas of knowledge and expertise that matter most for this role:

• You’ll bring strong experience managing construction projects, typically over £8m in value, within a high-end environment.
• You’ll have a great understanding JCT contracts, with the commercial awareness to manage change, navigate claims and mitigate risk with confidence and professionalism.
• You’ll show advanced planning and programming capability, including critical path analysis and detailed project scheduling.
• You’ll have a very strong understanding of construction methods, detailing and project delivery on medium to large scale projects.
• You’ll understand safety, health and environmental responsibilities including CDM regulations and site management best practice.
• You’ll apply strong commercial awareness, change control and strategic risk and opportunity management across the project lifecycle.
