Job summary

Ross & Ross in Hungerford, near Newbury, seeks an experienced Project Manager to lead residential and hotel projects from concept to handover. You’ll manage the full lifecycle, coordinate clients, contractors and consultants, and keep programme, cost and quality on track while maintaining a practical, can-do attitude.

Based in our Hungerford office with regular project visits, you’ll enjoy a varied role with direct client contact and progression on high-quality schemes.

Qualifications

• Three years' project management experience in construction or residential development.
• CIOB or RICS qualification or equivalent professional qualification.
• Strong understanding of JCT contracts and commercial awareness.

Responsibilities

• Manage projects through the full lifecycle, from pre-planning to completion and handover.
• Coordinate clients, contractors, consultants, suppliers and authorities to keep projects on track.
• Monitor programme, cost, quality, safety and regulations to prevent issues.
• Attend internal and external project meetings and provide progress updates to management.
• Work directly with clients and contractors to ensure the finished product meets expectations.
• Review valuations and prepare monthly reports, undertaking Employer’s Agent and Contract Administration responsibilities.
• Bring a sensible commercial approach to projects and identify issues early to avoid surprises.

We’re growing, and we’re looking for a Project Manager to join our residential & hotel project management consultancy.

At Ross & Ross, no two projects are quite the same. One day you might be helping bring a private client’s dream home to life; the next, you could be steering a hotel project through planning, construction and completion. Our clients expect things to be done properly — but that doesn’t mean we take ourselves too seriously!

We’re looking for someone who is commercially sharp, highly organised and genuinely interested in buildings, design and people. Someone who can keep a project on track, a contractor honest and a client feeling looked after.

What will you be doing?

You’ll be involved from the very beginning to the very end — helping projects move from an idea on paper to something people can actually walk into.

That means you’ll:

• Manage projects through the full lifecycle, from pre-planning and procurement through to completion and handover.
• Coordinate a wonderfully varied cast of characters — clients, contractors, consultants, suppliers, local authorities, colleagues and everyone else who inevitably finds their way onto a project.
• Keep a close eye on programme, cost, quality, safety, regulations, making sure nothing important slips through the cracks.
• Attend internal and external project meetings and provide clear, concise progress updates to management.
• Work directly with clients and contractors to keep projects moving and ensure the finished product is something everyone can be proud of.
• Review valuations, prepare monthly reports and undertake Employer’s Agent and Contract Administration responsibilities.
• Bring a sensible head to the commercial side of projects, spotting issues before they become expensive surprises.

Who are we looking for?

• You’ll need at least three years’ project management experience, ideally within construction, residential development or a similarly relevant environment.
  You might also have a CIOB or RICS qualification, or another appropriate professional qualification.

More importantly, you’ll be someone who:

• Understands construction and knows their way around JCT contracts.
• Is commercially aware and comfortable with budgets, valuations and numbers.
• Can analyse a problem, work out what needs doing and — crucially — actually do something about it.
• Is confident using MS Office, particularly Excel.
• Is organised enough to keep multiple plates spinning without dropping the important ones.
• Has an eye for design and an appreciation of what makes a really good residential or commercial property.
• Communicates brilliantly with clients, contractors and colleagues alike.
• Has a can-do attitude, a positive outlook and enough curiosity to want to understand how things work.

Where will I be based?

Our office is in Hungerford, with regular travel to our projects — generally within around an hour's drive. So, if you like a mixture of office time, site visits, client conversations and seeing projects evolve in front of you, you’ll fit right in.
