Job summary

Criterion Capital Ltd. is recruiting a seasoned Project Manager to deliver a mixed-use development in Cardiff, including a hotel and office space. You will own the project from scope through to completion, coordinating design teams and site contractors to meet quality and safety standards.

You will lead multi-disciplinary teams, manage budgets and schedules, and report progress to clients and stakeholders, ensuring compliance and timely delivery across all phases.

Qualifications

• 10+ years of experience in construction project management.
• Proven track record with medium to large-scale conversions, refurbishment focus.
• Bachelor's degree in Construction Management, Civil Engineering, or related field.
• Masters preferred; PMP/CCM certifications are advantages.

Responsibilities

• Develop comprehensive project plans outlining scope, objectives, schedule, resources and budget.
• Obtain permits and maintain project records including contracts, change orders and inspection reports.
• Manage budgets, monitor expenditures and ensure cost-effectiveness.
• Negotiate contracts to achieve best terms and value.
• Create detailed timelines and milestones with adherence to schedules.
• Identify risks and address issues or conflicts during the project lifecycle.
• Lead design teams and construction professionals to align with project objectives.
• Serve as primary contact for clients, stakeholders and team members with regular updates.
• Allocate and manage resources and clarify roles and responsibilities.
• Implement quality control measures and enforce safety regulations.

Role Overview

Criterion Capital is seeking a proactive and detail-oriented Construction Project Manager to deliver a mixed use project including a hotel and commercial office. This role requires someone who is able to challenge conventions to take full ownership and manage projects/teams and create comprehensive project plans outlining the scope, objectives, programme, resources, and budget.

Key Responsibilities

• Develop comprehensive project plans outlining the scope, objectives, schedule, resources, and budget.
• Obtain necessary permits and maintain accurate and organised project records, including contracts, change orders, and inspection reports.
• Manage project budgets, monitor expenditures, and ensure cost-effectiveness.
• Negotiate contracts to obtain the best terms and value.
• Create detailed project timelines and milestones, ensuring adherence to project schedules.
• Identify potential risks and address and resolve any issues or conflicts that arise during the project lifecycle.
• Closely manage and challenge design teams and other construction professionals to ensure alignment with the project objectives.
• Serve as the primary point of contact for clients, stakeholders, and team members, providing regular updates on project status.
• Allocate and manage resources and ensure that all team members understand their roles and responsibilities.
• Implement and enforce quality control measures and ensure compliance with safety regulations and promote a safe working environment.
• Maintain accurate and organised project records, including contracts, change orders, and inspection reports and ensure all documentation is up to date and in compliance with regulations.

About You

• A minimum of 10 years' experience in construction project management.
• A proven track record managing medium to large-scale conversions. Experience within refurbishment projects is a must.
• Bachelor's degree in Construction Management, Civil Engineering, or a related field.
• A Masters degree or additional certifications (PMP, CCM) are a plus.
• Strong knowledge of MEP systems.
• Excellent leadership, communication, and negotiation skills.
• Proficient in project management software and tools (MS Project, Procore, Primavera).
• Ability to work under pressure and manage multiple projects simultaneously.
• Initiative to challenge and drive projects forward.
