Job summary

Tier 1 Main Contractor in West Yorkshire is seeking a Pre-Construction Manager to lead front-end delivery of façade and cladding remediation projects, ensuring technical compliance and robust commercial readiness for site mobilisation.

You will bridge design, commercial and operations, coordinate multi-disciplinary teams, and guide pre-construction programmes using specialist tools. This permanent/contract role offers £65k-£80k plus car allowance.

Qualifications

• Proven experience in pre-construction and design management within façade and glazing, cladding remediation, EWI and fire compliance schemes.
• Strong knowledge of Building Regulations and fire safety requirements.
• Experience managing consultant teams and coordinating design development.
• Experience with JCT contracts and commercial interfaces.
• Excellent risk management and value engineering capabilities.

Responsibilities

• Lead projects from initial enquiry and tender through to contract award and handover.
• Review tender information, specifications, drawings and reports to identify risks and opportunities.
• Manage design development across façade, glazing, EWI, recladding and fire remediation.
• Coordinate architects, fire engineers, structural engineers, Building Control and consultants.
• Develop, review and amend pre-construction programmes using appropriate planning tools.
• Programme design, approvals, procurement and mobilisation with high-level timelines.
• Coordinate Building Safety Act and Gateway 2 requirements with the Principal Designer.
• Ensure compliance with Building Regulations and fire safety standards.
• Lead value engineering and identify technical, commercial and programme risks.
• Support pricing, procurement, supply-chain engagement and subcontractor appointments.
• Coordinate subcontractor designs, submissions and warranties.
• Oversee surveys, investigations and condition reports.
• Manage client, consultant and stakeholder relationships.
• Lead detailed project handovers to Contracts Managers and Operations.

Summary of Position:

The Pre-Construction Manager leads the front-end delivery of façade and cladding remediation schemes, ensuring projects are technically compliant, commercially robust, and fully prepared for safe and efficient site mobilisation. The role bridges design, commercial, and operational functions to secure and de-risk projects prior to construction commencement.

Key Responsibilities

• Lead projects from initial enquiry and tender through to contract award and operational handover
• Review tender information, specifications, drawings and consultant reports to identify risks and opportunities
• Manage design development across façade, glazing, EWI, recladding and fire remediation
• Coordinate architects, fire engineers, structural engineers, Building Control and specialist consultants

• Programme design, approvals, procurement and mobilisation, with high-level construction timelines developed alongside Operations
• Coordinate Building Safety Act and Gateway 2 requirements with the Principal Designer

Person Specifications:

Experience:

• Proven experience in pre-construction and design management within façade and glazing, cladding remediation, EWI and fire compliance schemes.
• Strong knowledge of Building Regulations, fire safety requirements, and façade performance standards.
• Experience managing consultant teams and coordinating design development.
• Experience of JCT forms of contract.
• Demonstrable experience in risk management and value engineering within construction projects.
• Strong understanding of procurement strategy and supply chain engagement.
