Job summary

Regen Solutions in Baildon is seeking a Pre-Construction Manager for cladding, facades and EWI projects. You will lead front-end delivery, bridging design, commercial and operations to secure and de-risk schemes before construction starts.

The role requires strong knowledge of Building Regulations, fire safety and façade performance, with experience coordinating multi-disciplinary teams and using pre-construction programmes. A market-facing role with a focus on quality and compliance.

Qualifications

• Proven pre-construction and design management in facade, glazing, and EWI/remediation schemes.

Responsibilities

• Lead projects from initial enquiry and tender through award and handover.
• Review tender information, specs, drawings and reports to identify risks and opportunities.
• Manage design development across facade, glazing, EWI, recladding, and fire remediation.
• Coordinate architects, fire engineers, structural engineers, Building Control and consultants.
• Develop, review, and amend pre-construction programmes using appropriate tools.
• Programme design, approvals, procurement and mobilisation with construction timelines.
• Coordinate Building Safety Act and Gateway 2 requirements with the Principal Designer.
• Ensure compliance with Building Regulations and fire safety standards.
• Lead value engineering and identify technical, commercial and programme risks.
• Support pricing, procurement, supply-chain engagement and subcontractor appointments.
• Coordinate subcontractor designs, submissions and warranties.
• Oversee surveys, intrusive investigations and condition reports.

Summary of Position:

The Pre-Construction Manager leads the front-end delivery of fa ade and cladding remediation schemes, ensuring projects are technically compliant, commercially robust, and fully prepared for safe and efficient site mobilisation. The role bridges design, commercial, and operational functions to secure and de-risk projects prior to construction commencement.

Key Responsibilities

• Lead projects from initial enquiry and tender through to contract award and operational handover
• Review tender information, specifications, drawings and consultant reports to identify risks and opportunities
• Manage design development across fa ade, glazing, EWI, recladding and fire remediation
• Coordinate architects, fire engineers, structural engineers, Building Control and specialist consultants
• Develop, review and amend pre-construction programmes using Asta Powerproject
• Programme design, approvals, procurement and mobilisation, with high-level construction timelines developed alongside Operations
• Coordinate Building Safety Act and Gateway 2 requirements with the Principal Designer

Experience:

• Strong knowledge of Building Regulations, fire safety requirements, and fa ade performance standards.
• Experience managing consultant teams and coordinating design development.
• Experience of JCT forms of contract.
• Demonstrable experience in risk management and value engineering within construction projects.
• Strong understanding of procurement strategy and supply chain engagement.
