Job summary

Criterion Capital seeks a dynamic Pre-Construction Manager to lead the pre-construction phase of office-to-hotel conversions and PRS developments in the UK. You will bridge in-house design, construction, asset management and operations, taking ownership of scope, programme, budget and risk.

You will coordinate planning inputs, manage procurement and contracts, and drive risks to a controlled, well-prepared handover to Construction. A hands-on, accountable leader is essential.

Qualifications

• Minimum 5 years in pre-construction or related fields.
• Experience delivering projects from early design through construction.
• Strong refurbishment and existing-building knowledge.
• Exposure to hotel and residential sectors is preferred.
• Bachelor’s degree in Construction Management or Civil Engineering.

Responsibilities

• Lead pre-construction phase across multiple projects (RIBA 1–3).
• Develop plans, programmes, milestones and budgets; manage risks.
• Define Project/Client Brief and Employer’s Requirements.
• Coordinate with design, construction, asset management and operations.
• Lead procurement, tendering, and contract recommendations.
• Coordinate planning inputs and conditions; ensure coordination.
• Maintain risk registers and progress reporting; ensure de-risked handover.
