Hours of work: 37.5 hours, Monday to Friday, 09:00 - 17:30

About The Role

The principle aim of the Edinburgh Lettings Team is to ensure an exceptional customer experience is provided to all clients. As the point of contact for your tenants and landlords, you’ll be required to build quality, lasting client relationships by working closely with your team, supporting Rettie in achieving a market-leading position.

As Property Manager, you will be responsible for all aspects of the lettings management process across your portfolio of properties, from finding tenants to arranging day-to-day maintenance. You will work with your team to review and improve processes to deliver the best client experience and maximize the fee income from landlords' assets.

About You

Ideally, you are an ARLA (or equivalent) qualified Property Manager with at least two years’ experience in the lettings industry. You will hold a full UK driving licence. We seek candidates with excellent people skills, enjoy problem-solving, and thrive in a friendly, close-knit team environment.

Key Responsibilities
Driving Portfolio Performance
  • Improve asset performance, retain clients, and promote portfolio growth
  • Ensure 100% compliance with regulatory standards
  • Minimize void periods
  • Negotiate rent increases in line with lease terms
  • Minimize arrears
  • Promote investment and upgrade works
  • Manage day-to-day maintenance and raise work orders
  • Oversee end-to-end tenancy management
Managing Administration
  • Handle all aspects of lettings and management processes, including client information collection, due diligence, and compliance
  • Provide detailed client reports after property inspections
  • Process maintenance requests and contractor invoices efficiently
  • Administer checkouts, deposit releases, tenant swaps, and ownership changes
  • Manage utility notifications and void period costs accurately
Excelling in Client Care
  • Establish contact promptly with new clients and understand their assets for smooth handovers
  • Exceed client expectations in service and asset performance
  • Maintain integrity, objectivity, and confidentiality in dealings
  • Proactively resolve issues quickly and effectively
Essential Key Requirements
  • Driving licence
  • ARLA or equivalent qualification
  • Minimum of 2 years' property management experience
  • Detailed knowledge of Edinburgh lettings market
  • Proficient in MS Word, Excel, Outlook
  • Experience managing client relationships
Desirable
  • Experience managing a residential property portfolio
  • Ability to analyze asset performance and produce investment appraisals
  • Operational knowledge of REAPIT
