Job summary

NCHA is seeking a skilled trades operative to deliver maintenance on housing stock and for external customers. You will perform design, installation, servicing and repairs across multiple trades, focusing on safety, quality and customer satisfaction.

Qualifications

• Extensive, demonstrable post-qualification experience in the relevant trade.
• Delivery of a variable workload in a customer-focused environment and target-driven service.
• Recent multi-trade experience (joinery, plastering, tiling, painting).
• Understanding and experience of current Health and Safety requirements.
• Excellent communication skills.
• Ability to use computerised data recording equipment.

Job description

To deliver an innovative, efficient and flexible service that is customer focused, compliant and sustains high levels of excellence and quality. Support NCHAs objectives of being a leader in providing an excellent maintenance service to NCHAs tenants and external customers in line with NCHAs vision of More Homes, Great Services, Better Lives.

Main responsibilities

• Carry out the design, installation, maintenance, servicing and repair work for the Associations housing stock and external customers in accordance with agreed targets and procedures.
• Service, maintain, repair and fault- find hot and cold water systems and carryout minor heating works such as alterations to gas pipework and connections; ensuring services are compliant with relevant legislation and regulations.
• Co-ordinate the services of other trades and work with colleagues, contractors and partners to ensure a seamless and excellent service to customers.
• Manage stock/supplies to ensure works are not delayed.
• Work in an efficient manner that delivers value for money, identify efficiencies, gaps in service delivery, and communicate them to line management
• Use information available to identify customer needs and ensure services are tailored to meet those needs
• Complete and return documentation within agreed timescales; updating and maintaining manual and computerised records.
• Understand your responsibilities under Health & Safety legislation; ensuring that all activities are discharged in a safe manner, minimizing risk at all times.
• Keep your line manager informed of any issues or barriers to the effective delivery of your service area /maintenance services at the earliest opportunity and contribute to the development and effective operation of the Team.
• Provide relief cover for colleagues and participate in the standby/call-out rota to cover emergency breakdowns.
• Understand performance standards for your role to deliver on objectives and targets agreed at performance management meetings.
