Job description

Morpeth, Northumberland | Full time | 37 hours per week
Build your career in development, strategic land and property

Beach Baker is delighted to be working in partnership with Galbraith to recruit a Development Surveyor for its growing Planning & Development team in Morpeth.

This is an excellent opportunity for an ambitious surveyor or property professional who wants to build their career around development, strategic land and unlocking value from property assets.

You will work on a diverse range of projects across Northumberland and the wider North East, advising landowners, developers, promoters, investors, rural businesses and public-sector clients.

The role offers exposure to the full development lifecycle, from identifying development potential and assessing viability through to strategic land promotion, planning, negotiation and eventual delivery.

The opportunity

Working alongside experienced development, planning, rural, valuation and property professionals, you will help clients identify opportunities and maximise the long-term potential of their land and property assets.

Your responsibilities will be shaped around your experience but are likely to include:

  • Undertaking site assessments, development appraisals, feasibility studies and option reviews
  • Identifying development potential, alternative uses and opportunities to enhance land and property values
  • Advising landowners, developers and promoters on development strategy and disposal options
  • Supporting strategic land promotion and longer-term development projects
  • Reviewing planning policy, site constraints, technical reports and development plans
  • Supporting projects through the planning and development process
  • Assisting with landowner negotiations, option agreements and promotion agreements
  • Liaising with planning authorities, architects, developers and other technical consultants
  • Preparing development reports, fee proposals and professional client advice
  • Managing projects, budgets, programmes and client communication
  • Building relationships with landowners, developers, promoters and other professional contacts
  • Identifying new development opportunities and contributing to the continued growth of the team
  • Working closely with colleagues across Galbraith’s rural, commercial, valuation and agency teams.
About you

Galbraith is open to candidates from a range of property backgrounds. You might currently work in:

  • Development surveying or consultancy
  • Strategic land
  • Rural surveying or land agency
  • Valuation
  • Development agency
  • Property consultancy
  • Planning with a strong commercial or development focus

Ideally, you will be MRICS, MRTPI or working towards an appropriate professional qualification, although relevant experience and commercial understanding will be equally important.

You should bring:

  • A good understanding of the property development process
  • Strong commercial awareness and an understanding of land values, viability and value drivers
  • An interest in identifying and progressing development opportunities
  • Confidence working with landowners, developers and professional consultants
  • Strong written and verbal communication skills
  • The ability to manage several projects and priorities simultaneously
  • Good negotiation, analytical and problem-solving skills
  • A proactive and commercially minded approach
  • A full UK driving licence

Experience in strategic land, development appraisal, viability, planning, landowner agreements, mapping, GIS or CAD would be advantageous but is not essential.

Why join Galbraith?

This is an opportunity to develop a genuinely broad career in development surveying, rather than being restricted to one part of the development process.

You will benefit from:

  • Exposure to projects from initial opportunity through to delivery
  • A diverse range of rural, residential, mixed-use and strategic land projects
  • Direct contact with landowners, developers and other clients
  • Experience across development appraisal, strategic land and planning
  • Close collaboration with experienced professionals across several property disciplines
  • Scope to develop your technical and commercial expertise
  • The opportunity to help grow the Planning & Development serviceGenuine long-term career progression within a multidisciplinary property consultancy
