Capital One Property Management Ltd is seeking a hands-on Property Manager to own the day-to-day running of our residential portfolio across Darlington, Hartlepool and Teesside. You will keep properties let, support tenants, coordinate maintenance, ensure compliance and see issues through to completion.

The role is built on ownership, autonomy and progression with directors directly involved. As the portfolio grows, hours, earnings and responsibility will increase, paving the way to a full-time

Qualifications

• Experience in residential lettings or property management.
• A practical understanding of tenants, maintenance, re-lets and compliance.
• Excellent organisation and follow-through.
• Confidence prioritising urgent and routine work without constant direction.
• Clear written and verbal communication, calm in difficult conversations.
• Confidence working independently across multiple properties.
• Full UK driving licence, own vehicle and business-use motor insurance.
• HMO experience is desirable and may affect pay.
• Experience with property management software is useful but not our exact systems.

Responsabilités

• Manage day-to-day tenant and applicant communication, access, rent queries, house rules and move-in/move-out communication.
• Handle re-lettings: listings, enquiries, pre-screening, viewings, documentation and move-ins to minimise voids.
• Triage repairs, coordinate contractors, arrange access, attend trade meetings and confirm completed work.
• Monitor rent and arrears; implement payment plans per policy and escalate serious cases.
• Own the compliance calendar; keep certificates, licences, inspections and actions up-to-date.
• Conduct quarterly inspections with reports, photos and follow-up actions.
• Coordinate serviced accommodation; ensure clean, ready rooms; note that cleaning is not part of role.
• Maintain records in COHO, Inventory Base, SignWell and Xero where required.
