Job summary

The Oyster Partnership Ltd. is seeking an experienced Clerk of Works with a strong fire and building safety background to oversee a major residential refurbishment programme in Essex.

You will act as an independent QA representative, ensuring works meet designs, regulations, and manufacturer specs while safeguarding residents. You will inspect passive fire protection and fire safety systems, produce weekly reports, and drive contractor performance through robust inspection evidence on a site

Qualifications

• Strong building construction knowledge.
• Experience working within occupied residential refurbishment environments.
• Knowledge of fire safety principles, compartmentation and passive fire protection.
• Understanding of Building Regulations and relevant British Standards.
• Ability to produce high-quality technical reports and inspection records.
• Strong stakeholder management and communication skills.

Responsibilities

• Undertake inspections throughout the construction process at agreed hold points.
• Inspect passive fire protection, fire stopping, compartmentation and cavity barriers before enclosure.
• Review fire doors, service penetrations, smoke control systems, AOVs, fire dampers and means of escape provisions.
• Witness opening-up inspections to verify concealed works where required.
• Produce detailed weekly inspection reports and maintain comprehensive inspection records.
• Issue defect schedules and non-conformance reports and monitor contractor close-out actions.
• Maintain photographic records and evidence of inspections and defects.
• Provide monthly quality assurance reports highlighting trends, findings and contractor performance.
• Support contractor performance reviews through robust inspection and compliance evidence.
