- Hours: 4 on 4 off, 7pm-7am
The Role
As Night Duty Manager, you will play a pivotal role in ensuring the smooth operation and pristine presentation of the development. Your main responsibilities will include:
- Customer Experience: Acting as the first point of contact for residents, providing a warm welcome and efficient resolution of maintenance issues, complaints, and emergencies.
- Property Management: Conducting regular inspections of communal areas, coordinating maintenance schedules, and ensuring compliance with health and safety regulations.
- Operational Excellence: Overseeing contractors, facilitating move-ins and move-outs, managing deliveries, and maintaining key-holder records.
- Community Engagement: Creating a positive, proactive atmosphere where residents feel supported, informed, and at home.
What You’ll Do
- Perform daily site inspections to ensure all communal areas are clean, safe, and in excellent condition.
- Oversee and manage contractors, ensuring planned and reactive maintenance tasks are completed efficiently.
- Lead and mentor on-site staff, providing clear guidance and support to maintain a high-performing team.
- Manage parcel deliveries, resident access, and parking arrangements.
- Maintain health and safety compliance across the development, including system testing and risk assessments.
- Assist the Estate Manager in budgeting, contract preparation, and retendering annual contracts.
- Contractor management on site.
What you'll bring
We’re looking for a personable and proactive individual with:
Experience:
- Proven experience managing prestigious residential developments or a background in hospitality or the armed forces.
- A track record of leading teams, managing contractors, and delivering planned maintenance.
- Familiarity with health and safety protocols, ideally with a qualification such as IOSH or NEBOSH (or a willingness to obtain one).
Skills:
- Strong time management and prioritisation abilities.
- Excellent communication and interpersonal skills, with the ability to build positive relationships.
- A good level of IT competency, particularly with Microsoft Office (Excel, Word, Outlook).
