Job summary

Unispace Life Sciences is seeking a seasoned MEP Pre-Construction Manager - Mechanical to lead the development of mechanical packages from opportunity through contract handover. You will work with Technical Commercial Managers, estimators, designers, contractors and delivery teams to ensure buildable, compliant and commercially robust solutions.

Qualifications

• Strong mechanical building services background.
• Ability to read, challenge and mark up drawings, specifications and submittals.
• Commercial awareness and ability to translate technical risk into scope, pricing, assumptions, exclusions and tender qualifications.
• Strong working knowledge of UK building regulations, statutory compliance and industry standards.
• Confident communicator with multiple stakeholders and teams.

Responsibilities

• Provide discipline-specific leadership across mechanical MEP packages while aligning with the overall MEP strategy.
• Review designs, drawings, schedules, specifications and employer requirements for technical correctness and buildability.
• Identify technical risks, gaps, assumptions and exclusions early to influence tender and pricing.
• Lead the review and development of the MEP strategy during bid, feasibility, design development, and contractor engagement stages.
• Support managers and estimators with technical interpretation, queries and pricing risk review.
• Review HVAC strategy, plant locations, controls, and lab-related utilities for compliance and performance.
• Attend client briefings and surveys to understand existing services and project risks.
• Progress design development with contractors and close outstanding tender qualifications.
• Update MEP scope documents as designs evolve and prepare pre-contract handover packs.
