Job summary

OCS UK & Ireland is seeking an on-site Facilities Manager/Coordinator to support line management in delivering FM contracts. You will supervise maintenance delivery, organise planned and reactive tasks, and ensure compliance with company systems.

The role requires strong health and safety awareness, ISO knowledge, excellent planning and stakeholder communication, and a proactive, team-focused attitude.

Qualifications

  • Experience with asset management principles and maintenance techniques.
  • Knowledge of management systems such as ISO 9001:2000, 14001, 18001.
  • Strong health and safety knowledge including risk assessment and COSHH.
  • Pro-active attitude and excellent planning.
  • Good IT and communication skills.
  • Ability to build client relationships and exceed expectations.
  • Team-focused with willingness to cooperate.
  • Commitment to continuing professional development; IOSH or similar is useful.

Responsibilities

  • Ensure safe, satisfactory performance and further development of all contracts under their responsibility.
  • Manage quality, environmental, and health & safety issues on site in line with policies.
  • Oversee Planned Preventive and Reactive maintenance to specification and quality.
  • Organise and manage the maintenance schedule (mechanical and electrical) per CAFM.
  • Coordinate external contractors to meet maintenance schedules and legislation.
  • Support client satisfaction and service quality across contracts.
  • Identify and implement improvements to service delivery.
  • Ensure compliance with BS EN ISO 9001:2015 and other requirements.

About The Role

To support their line manager in the delivery of the existing FM contracts. This will be achieved via the practical implementation of the company’s management system and the utilisation of the technicians knowledge.

Working Hours

Monday to Friday, 08:00-17:00

Main Purpose

To support their line manager in the delivery of the existing FM contracts. This will be achieved via the practical implementation of the company’s management system and the utilisation of the technicians knowledge.

Duties & Responsibilities
  • To ensure the safe, satisfactory performance and further development of all contracts and accounts for which he is responsible.
  • Take an active role in the management of all quality, environmental and health & safety issues on the site for which he/she is responsible in compliance with company policies and arrange Compliance with contractual requirements.
  • Ensure the Planned Preventative and Reactive maintenance are carried out to the correct specification with regards to both frequency and quality.
  • Organise and manage the mechanical and electrical maintenance schedule in compliance with current legislation and as detailed in the CAFM system.
  • Organise and manage external maintenance contractors to ensure mechanical, electrical, and building fabric maintenance schedules are carried out in accordance with current legislation and as detailed in the CAFM system.
  • Client satisfaction and the quality of service provided.
  • Identifying and implementing innovations to improve service delivery.
  • Ensuring continuity of systems in a manner, which fully complies with all legal, qualitative, health, safety and environmental standards and other relevant guidance.
  • To ensure that tools, equipment, and materials are available as and when required to ensure the effective delivery of the service.
  • Assist with Sub-Contractor management and monitoring.
  • Ensuring, demonstrate, review, and monitor compliance, to meet the expectation and needs of the Client, the quality and organisational goals of the company and satisfy the requirements of BS EN IS0 9001:2015
Skills & Knowledge
  • Understanding of asset management principals and maintenance techniques.
  • Experience of operating a management system i.e. ISO 9001:2000, 14001, 18001.
  • A strong working knowledge of Health & Safety principles including Risk Assessment, COSHH etc.
  • A pro-active attitude.
  • Excellent planning skills.
  • Good IT/computer skills.
  • Excellent communication skills including verbal and the written word.
  • The ability to form relationships with clients and to exceed customer expectation.
  • Approachable demeanor and a demonstrable commitment to team working.
  • Consistently works to a high standard and looks for ways to improve current working practices and processes to meet the needs of the business.
  • High levels of self-motivation, technical inquisitiveness, enthusiasm, and commitment
  • A track record of delivering similar roles.
  • A commitment to continuing professional development in relation to themselves.
  • A formal H&S qualification i.e., IOSH managing safety certificate or similar would be useful
