VS/7765 Maintenance Operative – Residential Property Manchester
Position Details:
- 40 hours per week, Mon – Fri with one Saturday in five
- Salary: £30,500 - negotiable upwards for the right candidate
- Type: Permanent
My client is a luxury build-to-rent site in the centre of Manchester. Their brand emphasizes delivering a sustainable living environment with exclusive shared resident amenities and services.
Responsibilities:
- Perform high-quality repair and maintenance tasks including plumbing, joinery, basic electrical work, painting, and decorating. Supervise subcontracted aspects as needed.
- Complete reactive maintenance jobs promptly and to a high standard.
- Maintain high levels of cleanliness and upkeep.
- Respond to health and safety issues promptly and manage all related records.
- Conduct PPM checks (e.g., emergency lighting, fire alarms).
- Assist with visual health and safety checks and support risk assessments.
- Escalate safety, welfare, and security concerns to the Line Manager.
- Carry out redecoration and repairs within apartments and communal areas.
- Identify and communicate potential future works.
- Complete all necessary paperwork according to company policy.
- Escort contractors on site and conduct building audits for health & safety and compliance.
- Assist with periodic and tenancy end inspections and related maintenance tasks.
- Prepare apartments for occupation and support CapEx improvement works.
- Respond to emergencies and urgent issues as part of a call-out procedure.
- Manage and meet KPIs set by the line manager.
- Coordinate with management to prepare amenity spaces for events.
Attributes & Skills:
- Experience in domestic/residential plumbing, joinery, and basic electrical maintenance.
- Relevant qualifications in plumbing, joinery, or electrical systems are advantageous.
- Thorough understanding of Health & Safety legislation.
- Building mobilisation experience is a plus.
- Organized, problem-solver, able to prioritize and work under pressure.
- Team player with good communication skills.
- Attention to detail and ownership of tasks.
- Professional, confident, and outgoing presentation.
- Fluent in English, culturally aware, adaptable communication style.
