VS/7765B Maintenance Operative – Residential Property – Temp to Perm
Location: Manchester | Hours: 40 hours per week, Mon – Fri with one Saturday in five | Salary: £30,500 per annum | Immediate Start
My client is a luxury build-to-rent site in the centre of Manchester. Their brand emphasizes delivering a sustainable living environment with exclusive shared amenities and services.
As a Maintenance Operative, you will ensure the best experience for residents by providing proactive and responsive repair and maintenance services, addressing faults and requests promptly.
Responsibilities
- Undertake high-quality repair and maintenance tasks, including plumbing, joinery, basic electrical work, painting, and decorating. Supervise subcontracted aspects when necessary.
- Complete reactive maintenance jobs efficiently and to high standards.
- Maintain cleanliness and high standards of property upkeep.
- Respond to health and safety matters promptly and maintain all related records.
- Perform PPM checks (e.g., emergency lighting, fire alarms).
- Assist with daily health and safety checks, risk assessments, and monitoring.
- Escalate health, safety, welfare, and security issues appropriately.
- Carry out redecoration and repairs within apartments and communal areas.
- Identify potential areas for future work and communicate these.
- Complete all necessary paperwork and procedures per company policy.
- Escort contractors on-site and conduct building audits for safety and compliance.
- Assist with periodic inspections, tenancy end inspections, and related maintenance tasks.
- Prepare apartments for occupation and support CapEx improvement works.
- Respond to emergencies and urgent issues as part of the call-out procedure.
- Manage and meet KPIs set by the line manager.
- Coordinate with management to prepare amenity spaces for events.
Skills & Attributes
- Experience in domestic/residential plumbing, joinery, and basic electrical maintenance.
- Relevant qualifications in plumbing, joinery, or electrical systems are advantageous.
- Understanding of health and safety legislation and its impact on works.
- Building mobilisation experience is beneficial.
- Organized, problem-solver, able to work under pressure.
- Ability to meet deadlines and ensure quality.
- Team player with proactive attitude and ownership of tasks.
- Professional presentation, confident, and outgoing.
- Excellent communication and customer service skills.
- Fluent in English, culturally aware, adaptable communication style.
