Job Description:
Square Gardens by Downing Living is centered around green and open landscaped spaces, delivering a sustainable place to live with shared resident amenities and services.
As a Maintenance Operative, you will provide a proactive and responsive repair and maintenance service, ensuring faults and requests are dealt with promptly to enhance resident experience.
Duties and Responsibilities
- Perform repair and maintenance tasks including plumbing, joinery, electrical, painting, and decorating, supervising subcontracted work as needed.
- Complete reactive maintenance jobs efficiently and to high standards.
- Maintain high levels of cleanliness and upkeep within residences.
- Respond to health and safety issues promptly and accurately record all activities.
- Carry out PPM checks such as emergency lighting and fire alarms.
- Conduct daily health and safety checks and support risk assessments.
- Report safety or security concerns to the Line Manager.
- Redecorate and repair apartments and communal areas as required.
- Identify potential areas for future maintenance works.
- Complete all necessary paperwork in line with company policies.
- Escort contractors on site and conduct building audits.
- Assist with inspections and maintenance tasks related to tenancy end procedures.
- Prepare apartments for new occupants and support CapEx projects.
- Respond to emergencies and urgent issues as part of a call-out rota.
- Work closely with management to prepare amenity spaces for events.
Attributes & Skills
- Experience in domestic electrical, plumbing, or general maintenance is preferred.
- Relevant qualifications in plumbing, joinery, or electrical systems are advantageous.
- Knowledge of health and safety legislation and building mobilization experience is beneficial.
- Well-organized with problem-solving skills and ability to prioritize under pressure.
- Strong team player with attention to detail and ownership of tasks.
- Professional, confident, and outgoing with excellent communication skills.
- Fluent in English and culturally aware.
Hours of Work
- 40 hours per week, Monday to Friday, with one Saturday in five on a rota basis.
