Job Description:

Square Gardens by Downing Living focuses on green, open landscaped spaces, delivering sustainable living environments with exclusive shared amenities.

As a Maintenance Operative, you will provide proactive and responsive repair and maintenance services, ensuring faults and requests are addressed promptly to enhance resident experience.

Duties & Responsibilities:

• Perform repair and maintenance tasks including plumbing, joinery, electrical work, painting, and decorating, supervising subcontractors as needed.
• Complete reactive maintenance jobs efficiently and to high standards.
• Maintain high levels of cleanliness and upkeep within residents' accommodations.
• Respond to health and safety issues promptly, maintaining records and conducting checks such as PPM (e.g., fire alarms, emergency lighting).
• Assist with visual health and safety inspections, risk assessments, and building audits.
• Support and conduct periodic inspections, prepare apartments for new occupants, and support CapEx projects.
• Handle emergencies and urgent issues, participate in maintenance call-outs, and meet KPIs.
• Coordinate with management for event preparations and ensure compliance with safety standards.

Attributes & Skills:

• Experience in domestic electrical, plumbing, or general maintenance is advantageous.
• Relevant qualifications in plumbing, joinery, or electrical systems are preferred.
• Strong understanding of health and safety legislation.
• Organized, problem-solving skills, ability to work under pressure, and attention to detail.
• Excellent communication skills in English, professional appearance, confident, and outgoing.

Hours of Work:

• 40 hours per week, Monday to Friday, with one Saturday in five on a rota basis.
