Job summary

MCR Property Group is seeking a Maintenance Manager to lead the maintenance function for Flow Student in Bradford. You will manage a team of operatives, coordinate external contractors and ensure safety, compliance and a welcoming living environment for students.

Responsibilities include planning preventative maintenance, managing budgets and maintaining accurate records, with a focus on proactive service and operational efficiency.

Qualifications

• Proven experience as a maintenance manager or supervisor.
• Strong knowledge of heating, electrical, plumbing and general building maintenance.
• Experience leading and developing a maintenance team.
• Understanding of health and safety legislation and compliance; IOSH/NEBOSH desirable.
• Experience managing budgets, contractors and suppliers.
• Confident with CMMS and standard IT packages.
• Excellent problem solving and communication skills, with a focus on customer service.
• Ability to prioritise workloads and remain calm under pressure.
• Trade qualification or equivalent practical experience.
• Valid UK driving licence.

Responsibilities

• Lead the Maintenance Team: supervise, support and develop maintenance operatives, allocating work, setting standards and ensuring safe working practices.
• Oversee Repairs and Upkeep: manage reactive and planned maintenance across student rooms, studios, communal areas and amenity spaces, prioritising urgent issues to minimise disruption.
• Plan Preventative Maintenance: create and deliver planned maintenance schedules for plant, equipment and accommodation, reducing breakdowns and extending asset life.
• Ensure Statutory Compliance: oversee fire safety, gas safety, electrical testing, legionella control, lift servicing and other inspections, keeping certificates and records up to date.
• Manage Contractors: appoint, coordinate and monitor external contractors for repairs, servicing and refurbishment works, ensuring quality and value for money.
• Control Costs: manage the maintenance budget, track spend and identify opportunities to improve efficiency.
• Prepare for Peak Periods: plan room turnaround and inspections for academic year start and new arrivals.
• Maintain Stock and Equipment: keep tools and materials in order and order supplies as required.
• Keep Accurate Records: ensure maintenance requests are logged, risk assessments and compliance documents are current.
• Support the Student Experience: work with site colleagues to respond to student feedback with a positive attitude.
