Job summary

RG Setsquare is seeking an experienced Lifecycle Project Manager for a large and complex healthcare estate in Birmingham. You will oversee variations, lifecycle works, and small-to-medium projects, balancing patient safety with operational needs in a highly regulated environment.

You will take ownership from concept through to close-out, managing P&L, risk, programme, and health & safety while coordinating with Technical Services and Estates teams to minimise disruption.

Qualifications

  • Experience delivering variations, lifecycle works or small-to-medium projects across healthcare estates.
  • Proven track record in live, regulated environments with minimal disruption to patients.
  • Strong understanding of CDM, Health & Safety and regulatory requirements.

Responsibilities

  • Take ownership of projects from concept to close-out, including snagging and handover.
  • Manage project P&L, budgets, margins, change control and financial performance.
  • Ensure delivery on time, within budget and to required quality standards.
  • Coordinate stakeholders, clients, operations, contractors and suppliers.

Lifecycle Project Manager – Healthcare

Location: Birmingham

Full-Time | Project Management

About the role

We’re looking for an experienced Lifecycle Project Manager to join an established Project Management team, overseeing the delivery of variations, lifecycle works and small-to-medium projects across a large and complex healthcare estate in Birmingham.

This is a key opportunity for a commercially aware Project Manager with experience in healthcare, Facilities Management or construction, who is confident managing projects within a live, highly regulated environment where patient and building-user disruption must be kept to a minimum.

The successful candidate will take ownership of projects from initial concept and scope through to completion, snagging and close-out, with responsibility for project P&L, programme, risk, Health & Safety and stakeholder management.

What You’ll Be Doing
  • Taking full responsibility for the successful delivery of variations, lifecycle and small works projects from inception through to completion.
  • Managing project P&L, budgets, margins, payment applications, change control and overall financial performance.
  • Ensuring projects are delivered on time, within budget and to the required commercial and quality standards.
  • Building and maintaining strong working relationships with key stakeholders, including client representatives, operational teams, contractors and suppliers.
  • Managing contractors, suppliers and multidisciplinary project teams to ensure works are delivered safely, efficiently and professionally.
  • Identifying, managing and mitigating project risks, ensuring project plans remain accurate and up to date.
  • Coordinating all project stages, including initial requests, scoping, design, procurement, delivery, snagging, defects and final close-out.
  • Reviewing and commenting on designs, specifications, drawings and tender documentation where required.
  • Ensuring all projects comply with contractual, statutory, CDM, Health & Safety and relevant regulatory requirements.
  • Monitoring contractor performance, workmanship and working practices, with particular focus on Health & Safety.
  • Working closely with Technical Services and Estates Maintenance teams to coordinate project delivery and operational requirements.
  • Planning works carefully to ensure minimal disruption to patients, staff, visitors and other building users.
  • Monitoring project performance against budget, programme and agreed targets, providing regular updates to senior management.
  • Ensuring snagging, defects and outstanding works are effectively managed and closed out within agreed timescales.
  • Supporting the wider operational and project teams to maintain strong service delivery across the estate.
What We’re Looking For
  • HNC/HND or equivalent qualification in a building, engineering or relevant technical discipline.
  • Proven Project Management experience, ideally within a healthcare, FM or construction environment.
  • Experience managing small works, capital works, lifecycle projects or variations across a large and complex estate.
  • Strong commercial awareness, including experience managing project finances, budgets, supplier contracts and financial performance.
  • Good understanding of building and engineering services, construction and estates-related works.
  • Strong knowledge of CDM Regulations, Health & Safety legislation and relevant statutory requirements.
  • Proven experience managing contractors, suppliers and multidisciplinary teams.
  • Excellent stakeholder management and communication skills, with the ability to work confidently with both operational and senior stakeholders.
  • Strong organisational and planning skills, with the ability to manage multiple projects and changing priorities.
  • IT literate, with good knowledge of Microsoft Office, Excel and project/CAFM or estates management systems.
  • Self-motivated and able to work independently, while also contributing effectively as part of a wider team.
  • Comfortable working within a commercial and KPI-driven environment.
Desirable
  • Previous experience working within a healthcare environment.
  • Experience managing projects within a live hospital or healthcare estate.
  • Experience delivering capital works and lifecycle projects across a complex estate.
  • Strong understanding of building regulations, fire regulations, planning requirements and British Standards.
  • Experience with risk management and Health & Safety.
  • Experience managing supplier contracts, payment applications, invoicing and change control.
  • Knowledge of CAFM, estates or project management systems.
  • Minimum 3 years’ post-qualification experience.
