Hines is seeking an on-site Community Manager to oversee daily operations of a residential property, lead the on-site team, and ensure financial and operational goals are met. You will manage budgets, rent collection, lease enforcement, and tenant relations while ensuring adherence to company standards.

Applicants should have a high school diploma (college degree preferred), 2+ years in property management, proficiency with Entrata and MS Office, and a strong customer service mindset.

Formación

• High school diploma or equivalent; college degree is a plus.
• Two or more years’ experience as a residential community/property manager or leadership role in related industry
• Experience with property management software; Entrata experience a plus
• Proficiency in Microsoft Office and property management software to complete required reports
• Strong customer service orientation and excellent verbal and written communication skills
• Work indoors ~95% of the time and outdoors ~5%
• On-site role five days per week; ability to lift up to 25lbs
• Must be flexible to work weekends and holidays

Responsabilidades

• Provides leadership and support to team members, ensuring each role has tools/resources to meet expectations.
• Develops budgets for the property by analyzing financial statements and marketing info.
• Sets rent rates to meet targeted revenues and manages collections and reporting.
• Approves vendor invoices and ensures insurance certificates are valid.
• Controls expenditures within the approved budget and manages petty cash.
• Oversees lease enforcement including applications, renewals, inspections, notices, evictions, and late fees.
• Promotes resident satisfaction by resolving complaints and requests promptly.
• Ensures maintenance team meets Hines standards and responds to service requests.
• Conducts regular property inspections for safety, cleanliness, and appearance.
• Supports owner relations with tours, updates, and performance information when needed
