Job description

As a Lease Manager, you will be responsible for planning and executing the portfolio strategy in your assigned region, undertaking negotiations, and establishing collaboration across expansion functions on strategy and projects. You will work closely with the Expansion Manager and manage the store portfolio, including new stores and lease actions for existing stores.

Your role is crucial in enabling long-term growth, representing H&M positively and inspiringly, in alignment with our values, to current and potential business partners.

Key responsibilities will include:

  • Managing the store portfolio in a specific geographic region, negotiating lease contracts with property owners to secure the best deals and support long-term growth.
  • Recommending business cases concerning market strategy, location requirements, commercial ideas, store configuration, and legal and economic terms, and presenting these for approval by country management.
  • Coordinating collaboratively with other functions (construction, store design, accounting, HR, marketing, merchandising, visual, security, etc.) before finalizing negotiations.
  • Facilitating the legal and construction processes to secure the best deals, considering local requirements and dependencies.
  • Optimizing and improving the existing portfolio to ensure it remains commercially competitive within the area.
  • Negotiating lease actions for existing stores, including breaks, terminations, lease extensions, and rent reductions.
  • Engaging with stakeholders across functions to ensure their input in project planning and service delivery.

You will collaborate with Legal, Construction, Facilities, and Accounts teams, providing insights and recommendations to ensure successful expansion.

  • At least 3 years of experience in leasing, real estate, or a similar role within the UK & Ireland retail market.
  • A good understanding of retail customers, lease contracts, legal requirements, and business drivers.

  • Strong planning and execution skills with a self-motivated approach.
  • An entrepreneurial spirit and strong negotiation skills.
  • Ability to drive short- and long-term goals.
