Lead Project Quantity Surveyor – Planned Works Framework

Job summary

Build Recruitment are recruiting an experienced Project Quantity Surveyor to take sole commercial lead on a 10-year planned works framework for social housing. You will validate properties, cost, price submissions and manage the commercial process through to completion.

You will be supported by an Assistant Quantity Surveyor and potentially an Administrator, focusing on valuations, cashflows, CVRs and subcontractor management.

Qualifications

• Experience working on framework contracts across planned works and social housing.
• Strong commercial management experience with end-to-end project control.
• Background in planned maintenance / planned works.
• Knowledge of NHF and/or Target Price Model frameworks.
• Experience managing valuations, payments, CVRs, cashflows and variations.
• Strong subcontractor and supply chain management skills.
• Excellent commercial and analytical ability.
• Confidence to own a framework and act as commercial lead.

Responsibilities

• Take commercial lead on a 10-year planned works framework.
• Validate properties, blocks and planned works requirements.
• Obtain, assess and negotiate prices from subcontractors and suppliers.
• Prepare and submit pricing proposals to the client for approval.
• Manage applications, valuations and payments.
• Prepare and manage project cashflows and forecasts.
• Produce and maintain CVRs and commercial reports.
• Manage variations and changes to works.
• Monitor project costs, budgets and financial performance.
• Manage subcontractor accounts and commercial relationships.
• Support procurement and supply chain management.
• Work with operational teams to deliver works commercially.
• Maintain accurate commercial records throughout the lifecycle of the works.
• Provide commercial advice to the client and project team.
• Support and mentor the Assistant Quantity Surveyor.
